Three kinds of Witham house, three floor jobs
For centuries it was a modest market town where the River Brain meets the Blackwater, until the Greater London Council built three large overspill estates on its west and north sides, and a smaller one to the south. Terraces now make up 38% of Witham's homes, so much of the floor work in the town happens inside or behind a terraced house.
Those overspill terraces generate steady renovation work. Old floor finishes come up, and the concrete beneath is often too uneven for a modern covering, which is a job for floor levelling in Witham. When a rear extension goes on, its floor has to meet the existing rooms exactly, and a pumped liquid screed for rear extensions does that quickly on an open floor.
The town is still growing, and 22% of its homes were built since 2000. On Maltings Lane and the newest streets, the work usually comes from snagging and from adding heating to rooms that were built without it; our page on screed over underfloor heating covers the depths involved. New plots and flats may instead specify a calcium sulphate flow screed.
Older cottages are a different case again. A cottage floor near the old market centre will usually want a membrane against damp and a layer of insulation adding first. Once the old floor has been dug out of one of those, hand-laid sand and cement tends to be the sensible way to rebuild it.

Planning a pour around a Witham building project
Your screed slots in between the other trades. By the time we arrive, the extension behind your Witham terrace wants glazing and doors in, plastering done and dry enough, and the heating engineer's pipes tested under pressure. Then the floor needs its drying time before anything is laid on it, longer for a deep hand-laid floor than a thin pumped one. Book the kitchen fitter and tiler to suit that window.
On a pumped job our lorry, mixer and pump park as near your door as the hose allows. Along a GLC terrace that normally means the street out front, with the hose taken through the hall to the extension behind. Mention any restricted parking or a shared rear path at the quoting stage.
Witham's industrial estates sit on the eastern side of the town near the A12, including Freebournes, where Crittall Windows moved in 2007, and Eastways. New warehouse floors there call for power floated slabs or high strength screeds. We do not lay structural slabs, but our commercial screeding service covers them.
