Colchester's floors sorted by the age of the building
Colchester's floors split by age more than by area, so start with when your home was built.
Period houses come first. Around the Dutch Quarter and Lexden, older homes often have suspended timber floors or solid floors laid without a membrane. Replacing one usually means digging out, adding insulation and a membrane, and hand-laying a new floor. The sand and cement screed page covers that process and the depths involved.
Newer homes are the opposite case. 30% of Colchester's homes have been built since 2000, including private housing on the former Garrison land and the greenfield estates at Mile End and Braiswick. Garrison conversions and the newer estates at Mile End and Stanway tend to want flowing screed over heating pipes, or a quick drying screed where a fit-out is on a tight timetable. See pumped liquid screed for new homes and screeding over underfloor heating for how each works.
In between sit the council-era homes in Greenstead, which are frequent candidates for extensions whose floors must be laid to match the existing level. Where the join ends up slightly out, levelling the extension join finishes the job.
Flats make up 25% of the city's homes. For apartment floors where the drawings name a calcium sulphate grade, our anhydrite flow screed specification page explains the options and the testing they need.

Planning a pour from Braiswick to Old Heath
Wherever the property sits, whether in Braiswick, Welshwood Park, Parson's Heath, Blackheath or Old Heath, the timing of a screed follows the build. The structure should be weathertight, windows in, first fix services done and any heating pipes pressure tested. Insulation, membrane and edge strip then go down, and the screed follows. Keep heavy trades and stacked materials off the new floor while it gains strength, and protect it before other work resumes.
On a new estate the drive or plot usually has room for the mixer and pump. In the older streets nearer the centre, kerb space may be tighter, so tell us when you ask for a price whether the lorry can pull up close and whether there is a shared access or restricted parking.
Commercial floors are handled too. Severalls Industrial Park beside the A12 and A120 interchange, and Whitehall Industrial Estate about two miles south of the centre, hold warehouse and light industrial units where heavy duty screeds, repairs and grinding are the usual needs. Postcodes here include CO1, CO2, CO3, CO4 and CO6.
