Warehouse floors at Severalls Industrial Park and Whitehall
Whitehall is about two miles south of the city centre and Severalls is by the A12 and A120 interchange, and each has warehouse and light industrial units. Floors in buildings like these take wheels, pallets and spills for years. By the time a unit is relet or refitted, the slab may carry worn line markings, tired floor paint, patches left from old repairs, and ridges where adjoining bays were cast at slightly different heights.
Grinding deals with all of that in one process. A machine with rotating diamond segments shaves the top of the concrete away in thin layers, cutting down lips and trowel marks and stripping coatings back to bare material. The surface it leaves is open and clean, so primers and adhesives can bond to it.
What follows depends on the use. A heavy working area may get a new wearing screed, and our commercial screeding page covers those. An office or trade counter is more likely to have compound and carpet tiles or LVT. If the tenant wants resin, a resin contractor lays it on the ground surface we leave; we do not install resin or polished concrete.
Very large areas, or coatings several millimetres thick, can be quicker to strip by shot blasting or scarifying, which our floor preparation team also handles. Concrete that is cracked through, spalled or breaking up needs repair rather than grinding alone.
Greenstead extensions and grinding dust in Colchester homes
Extensions to Greenstead's council-era homes are a common case at home. The new floor is meant to finish level with the old one, but the join often ends up with a small lip, or a hump at the old threshold. Grinding takes the high side down so the two floors meet, and a thin compound can then run across both. The Colchester floor levelling service picks up from there.
Grinding has a clear limit. It removes material and never adds any. A floor that falls across a room or sags in the middle still needs filling, so the high spots are ground and then compound or a screed is laid. Taking too much off a screed is also a risk, because it can leave the layer thinner than its minimum depth.
Garages being converted, and rooms where old carpet or vinyl has been lifted, bring their own residues: oil, paint and black bitumen adhesive. Grinding removes them faster than scraping and leaves a surface a primer can grip.
Dust is the reason this is a trade job. Silica is present in concrete, screed and tile, so grinding throws up fine dust that is harmful to breathe. We grind only with an extractor attached, close off doorways and protect rooms in use.
