Preparing unit floors on Braintree's industrial estates
An industrial unit that changes hands can carry the last occupier's floor with it: line markings, worn floor paint, the outline of old racking, glue from an office carpet and the odd repair patch standing proud. A slab poured in bays adds another job, because ridges and lips at the joints have to come down before a thin finish goes on.
Grinding works by cutting rather than scrubbing. Diamond segments on rotating heads remove the surface in thin layers, so paint, adhesive, thin coatings, laitance and trowel marks come off together, and the high points of each bay are brought down. The result is an open, clean surface that primer and compound can key into.
What happens next depends on the specification. It might be levelling compound for carpet tiles or vinyl in an office, a commercial screed where the floor needs rebuilding, or a resin system laid by a specialist contractor. We prepare the floor for each of those; laying resin or polished concrete is not part of our work.
Shop fit-outs at Braintree Village follow the same order on a smaller scale, and where a shop is working to an opening date, grinding and levelling can be booked back to back. Skyline 120 and the Horizon 120 site being developed nearby are covered in the same way. The levelling stage is explained under how the floor is levelled afterwards.
Great Notley extensions and older Braintree garages
Homes need grinding too, on a smaller scale. The newer houses of Great Notley and Mark's Farm lend themselves to garden rooms and extensions, and where a new slab meets the existing one the join can leave a raised edge. Grinding takes that lip down so compound or a new screed can run across both floors without a ridge.
In older homes, lifting carpet or vinyl tends to reveal a layer of adhesive, and a garage being converted may have a painted or oil marked slab that new materials will not bond to. Grinding clears both. Homes built between 1973 and 1999 make up 30% of the town's stock, and floors of that age may well have had a covering glued down and pulled up.
There are two limits. A floor that falls or sags across the room is beyond what grinding can put right; for that we grind the high spots and then level or screed. And it removes material, so on a thin screed we measure before starting, because taking too much can leave it below its minimum depth.
Dust is controlled at the machine. Concrete and screed contain silica, and grinding produces fine silica dust that should not be breathed, so we only grind with extraction attached and sheet off adjoining rooms. We do not hire out grinders or sell diamond tooling. The same service reaches concrete floor grinding in Great Dunmow.
