Liquid screed for Great Notley and Mark's Farm extensions
On a newer house, a garden room or rear extension usually has to meet a ground floor that is already flat and insulated, and sometimes heated, so the new floor must be just as good. A pumped liquid screed spreads across the room and settles level on its own, reaching SR1 or SR2 readily and needing far fewer joints than a hand-laid floor because it shrinks very little.
The depth works in its favour. Floated over insulation in a home, it can be as thin as about 35mm where sand and cement needs about 65mm, and that helps when a garden room floor has to meet an existing patio door or kitchen floor. With heating pipes in, keep 25mm or more above them. If the extension is being heated to match the house, the underfloor heating screed page explains how the two floors are joined.
Kitchen extensions on Braintree's post war semis are another good fit. That work often involves replacing an old concrete floor in the existing kitchen as well, and a single pour across both areas avoids a joint in the middle of the new room.
Pumped screeds come with either a calcium sulphate or a cement binder. The calcium sulphate products bring their own requirements for grade, sanding and testing, covered on our anhydrite flow screed page. The liquid vs sand and cement guide compares the two main methods side by side.
Pumping to flats and upper floors in Braintree
18% of Braintree's homes are in purpose-built blocks of flats, and upper storeys are where a pump saves the most effort. Instead of carrying sand, cement and water up the stairs, the hose runs from the pump at ground level up a stairwell or through a window to the room. Before we book the day, we need to know the floor level, the distance from the nearest place to park and any rules set by the building's managing agent.
At ground level, the pump and mixer stand on the drive or the road outside, with the hose run to the room. Tell us about parking restrictions, narrow side access or a rear garden reached only through the house.
The room must be ready before we start: edge strip around all walls, a membrane over the insulation with the joints taped, and thresholds dammed. We check each item on arrival. You can tread on it gently after a day or two, though it is far from dry. Allow about one day for every millimetre up to 40mm, and only fit the flooring once a moisture reading clears it. Our guide to screed drying times has more detail.
