What latex screed covers in Braintree refits
Latex screed gets its name from the liquid. Instead of water, a cement based powder is mixed with a latex emulsion, and the result is a compound that grips smooth or dense surfaces well and tolerates a little movement once set. It is spread thin, usually a few millimetres, so it adds very little height at thresholds, stair nosings or under a dishwasher space.
That makes it a refit material. In a Braintree terrace or post war semi, a kitchen being replaced may sit on old quarry tiles, a bathroom on floorboards, and a hallway on concrete with patches of old glue. Each of those can take latex once it is made sound.
Floorboards are never latexed directly. They are screwed down, then overboarded with flooring grade plywood fixed at close centres, and the latex goes over the ply, filling its joints and screw heads. Tiles stay only if every one is firmly bonded: we tap them, lift hollow ones, fill the holes, degrease and prime the glaze. Old adhesive can remain when it is thin, hard and well stuck, and is taken off where it is soft or lumpy.
The finished surface suits coverings that show every flaw beneath them: sheet vinyl, LVT, lino, rubber, safety flooring for a utility or cloakroom, and carpet. For a ground floor that needs bringing level over a wider area, the floor levelling page for Braintree is the better guide.
Damp and earth floors in Bocking need more
Some older terraces in Bocking and near the town centre may still sit on ground floors laid directly on the earth, with no damp proof membrane beneath. Latex is the wrong answer there. A thin compound cannot hold back rising moisture, and damp coming up through the floor will lift the latex and the vinyl together. The floor has to be rebuilt first, as our sand and cement screed page for Braintree explains. Latex then goes on as the last skim, if the finish needs one.
The same caution applies to any floor that feels cold and smells musty, so we take moisture readings before pricing. Springy boards are the second warning sign: if the floor flexes underfoot, it needs fixing or repairing before overboarding. The third is level. Latex is a few millimetres of smoothing and will not correct a floor that falls badly across a room; that calls for screed repairs or a new screed first.
Primers come before any latex. Absorbent concrete, glazed tiles and plywood each take a suitable product, and on a calcium sulphate screed the laitance must be sanded off and the surface primed first. Homes in Galley's Corner and Bocking Churchstreet are covered as part of the town, and refits a short way off through latex screed in Halstead.
