Latex over mixed bases in older Great Dunmow houses
Strip out an old kitchen or bathroom in any older house and almost anything can turn up under the covering: quarry tiles, a patched concrete slab, timber boards upstairs.
Latex screed is made for that kind of mixed base. Its cement based powder is mixed on site with a latex liquid, not water, giving a compound that bonds well and tolerates a little movement once set. It goes down only a few millimetres deep, so door thresholds and skirting stay where they are.
Each base is treated differently.
Quarry or ceramic tiles that are still firmly stuck can stay. They are degreased, any loose ones lifted and filled, and a primer made for tiles applied before the latex.
Timber floorboards are never latexed directly. They are fixed down and overboarded with flooring grade plywood, and the latex goes over that.
Old concrete with thin, well bonded adhesive can be primed and covered. Thick or crumbling residue comes off first.
There is one warning for these streets. Many older ground floors here, from North Street to The Causeway, are solid and were never given a modern membrane. Latex does nothing to stop damp, so a ground floor like that is tested first, and if it is wet the answer is to break it out and relay it, covered on our sand and cement floor rebuild page.
Bases latex cannot rescue in Great Dunmow
Latex finishes a floor. It does not repair one, and a few situations call for something else first.
A springy floor is the commonest. If boards still move after overboarding, the latex will crack above the weak spot, so loose joists or noggins need fixing by a carpenter before we return.
A floor that is well out of level is another. Latex is for the last few millimetres. Where a room needs more, a deeper compound or a new screed is needed, and our self levelling compound service explains how far compound can go.
Recent homes raise a different point, because some have a calcium sulphate screed downstairs. If so, its laitance must be sanded off and the surface primed with a compatible product before latex goes on, or the layer can let go.
Flats are 19% of the town's homes, and a kitchen refit in one can involve a concrete floor with old adhesive and a neighbour below. We check what is underneath and what the flooring maker asks for before choosing primer and product. Damaged screed is put right through screed repairs first. The same service in a nearby market town is on latex screed in Saffron Walden.
