Overboarded and tiled floors in Hockerill and New Town
Not every older floor in Hockerill or New Town is replaced when a kitchen or bathroom is refitted. Where a suspended timber floor is sound and dry, it can stay, and the question becomes how to give a thin sheet finish a smooth surface on top of it. Latex screed is part of the answer, but never the first layer. The boards are screwed down so they cannot move, then covered with flooring grade plywood, and the latex goes onto the primed plywood.
Solid floors bring a different set of bases. An older kitchen may have quarry or ceramic tiles still bonded firmly to the slab, or a concrete floor worn uneven over decades. Sound tiles can be left in place, cleaned and primed, and the latex fills the grout lines and smooths the surface in one coat. Tiles that ring hollow when tapped come up first.
Terraced houses make up 18% of Bishop's Stortford's homes. In a narrow terrace kitchen, latex adds only a few millimetres, so the new floor stays in line with the hall and still fits under the kickboards.
Where the base is a calcium sulphate screed, the laitance is removed and a compatible primer applied before any latex goes on. Matching the primer to each base is what keeps the latex bonded over the years. If paint or a coating has to come off first, concrete floor grinding in Bishop's Stortford prepares the surface.
Damp, bounce and slope: Bishop's Stortford checks first
Latex screed does one job well: it turns a sound but rough surface into a smooth one. Before it goes down, three checks decide whether that is all the floor needs.
Is the floor dry? Older solid floors in Hockerill and New Town may have been laid without damp protection. Latex will not stop moisture coming through, and damp beneath it will push vinyl or LVT loose. If a reading shows damp, a membrane and new screed come first, and the screed thickness guide explains the depth a replacement floor takes.
Is it stiff? A timber floor that bounces will crack any thin layer above it, plywood or not. The structure is put right first.
Is it roughly level? Latex smooths; it does not straighten. A floor that drops away across the room needs general floor levelling or a new screed, not a coat of latex.
Listed buildings are common in the historic centre, where the conservation area runs along South Street, Potter Street and North Street. Any change to an original floor there should be agreed before work starts, and we price whichever approach is approved.
