Sand and Cement Screeding in Bishop's Stortford

We lay traditional sand and cement screed in Bishop's Stortford where a floor is being rebuilt, the room is small or awkward, or water is involved. We mix it on site, pack it down by hand and bring it to a level finish. In Hockerill and New Town, older houses may still have suspended timber floors or solid floors without damp protection, and replacing those is sand and cement's natural work.

Older floors in Hockerill and New Town

New Town grew up south and west of the old core after the railway arrived in 1842, and Hockerill developed across the river. Older houses in both areas may have suspended timber ground floors or solid floors laid without a membrane. When those floors are replaced, the usual build-up is a dug-out base, insulation, a damp proof membrane and a floating screed on top.

A hand-laid screed copes well with a house like that. It is mixed to suit each room and each depth, so a narrow hall and a rear room with a different level can be handled in one visit. Floating on insulation, it is laid around 65mm deep in a house, or 75mm in commercial premises, before being compacted and closed off to a dense, level surface. We can also provide and fit the insulation and damp proof layers below it.

Homes built before 1919 account for 9% of Bishop's Stortford, and those from 1919 to 1944 a further 7%. Houses of these ages often have floors that were never insulated, so a renovation is the time to put that right.

In the conservation area along South Street, Potter Street and North Street, many buildings are listed. Any change to a listed floor needs agreement first, and we price the build-up that is approved.

Not every Stortford floor needs digging out, though. If the old one is solid and merely uneven, 25 to 40mm of screed bonded straight to it may do.

Wet rooms and garages in Bishop's Stortford

Water decides the material. Since calcium sulphate screed must stay dry, a wet room, a level shower area or a utility room with a floor gully gets sand and cement. It can be formed to falls, sloping evenly to the drain, which no self-levelling screed can do.

Converting a garage works along the same lines. Its floor is lifted with insulation and screed until it matches the house, as set out step by step in our guide to garage floor screed. Cement screed also takes load early and gives the cement substrate some floor coverings require.

Small jobs favour this method too. A single room does not justify setting up a pump, and a hand-laid screed can be barrowed straight in.

The catch is the wait. Each millimetre up to 40mm takes roughly a day to dry, and the rate slows beyond it, which puts a 65mm floor into weeks. On published 2026 UK pricing, sand and cement costs £18 to £25 per m², and a fast drying mix for a job that cannot wait is £20 to £28. Over in Harlow, there is a Harlow sand and cement screed page.

FAQs

Sand and Cement Screed in Bishop's Stortford: your questions

How long before I can lay flooring on sand and cement screed?

Expect about a day for every millimetre of the first 40mm, and a slower rate after that, so 65mm generally means several weeks. A hygrometer test should confirm it is ready before any sensitive covering is laid. A fast drying mix shortens the wait in a Bishop's Stortford renovation where the programme is tight.

What replaces a suspended timber floor in an older Bishop's Stortford house?

Usually a solid floor: the timber and joists come out, the base is dug down, then insulation, a damp proof membrane and a floating sand and cement screed are laid. We start from the finished floor height and work downwards, so the new floor runs level into the hall and through each doorway.

Is sand and cement screed suitable for a garage floor?

It is, if the garage is becoming a room. The screed goes over insulation and a membrane and brings the floor up to the house level. For a garage still used for cars, the existing concrete slab is normally the working floor, and a screed would only be laid as part of a conversion.
