Shop and business floors from Jackson Square to Stortford Fields
The Jackson Square shopping centre serves the town centre, and the Eastern Neighbourhood at Stortford Fields includes a neighbourhood centre with shops and business premises. Whenever a unit like these is fitted out or changes tenant, the floor is usually the first problem: old adhesive, patched areas, removed fixings and uneven joins between slabs.
Levelling compound is the practical fix for a sound but uneven base. We clean and prepare the base, prime it to suit what it is, then pour and spread compound, normally somewhere between about 2mm and 10mm deep, though some products allow more. Fast drying compounds keep a fit-out on programme, often letting the flooring follow within days.
BS 8204 sets three flatness classes, measured with a 2m straightedge: up to 3mm of gap for SR1, 5mm for SR2 and 10mm for SR3. Thin sheet finishes often insist on SR1, so read what the flooring maker asks for before settling on a class.
At the Goods Yard, wider plans for retail and office space sit alongside the apartments, and the same principles would apply to those floors.
Cracked, hollow or crumbling patches are put right first, through our screed repair work, and only then does compound go on. Where a very thin smoothing layer is all that is needed, a latex screed is a good option.
Levelling Bishop's Stortford homes, new and old
Semi-detached houses make up 29% of Bishop's Stortford's homes, and extended semis are a common case for levelling: the new extension floor and the original floor rarely finish at exactly the same height, and a ridge shows through LVT. A thin pour across both floors joins them into one flat surface.
New homes need attention too. On plots at Stortford Fields and St Michael's Hurst, snagging often turns up high spots or slight dips that are fine for carpet but not for tiles or vinyl.
Older floors are more varied. Homes built from 1945 to 1972 account for 20% of the town, and floors of that age may carry old tiles, adhesive or patch repairs, each needing the right primer before compound.
There are limits. Compound is a thin-layer product, and asking it to stand in for a screed with a heavy pour tends to end in cracks and a lost bond. Should your floor be in that state, you will hear it from us, along with a price for a fresh screed, or a heated screed where pipes are planned. This is floor levelling, not wood floor sanding.
