Levelling flats and terraces across Harlow
A new floor covering is only as flat as what is under it. Thin vinyl and LVT give away every ripple underneath, and big format tiles crack without a true base. Lots of manufacturers ask for SR1, where a 2m straightedge laid in any direction shows a gap of 3mm or less. Relax to SR2 and 5mm is tolerated; SR3 tolerates 10mm.
Flats in Harlow's older neighbourhoods often have floors that are sound but uneven after years of different coverings. Most compounds go on between about 2mm and 10mm, a few deeper, which is enough to lose dips, ridges and old glue lines without much added height. That matters for doors and thresholds in a flat. When only a skim is needed, a few millimetres of latex levelling can be enough.
Preparation comes first. We strip off anything loose, scrape away old glue and weak patches, then prime to suit what is underneath: concrete, old tiles, sand and cement or calcium sulphate. Only then does the compound get poured out and spread.
In houses, the join between an original ground floor and a new extension is a frequent problem. A step of just a few millimetres there will show through a continuous floor, so we feather compound across the line to blend old and new. Where an old floor is hollow, damp or moving, compound is not enough, and a new sand and cement screed for Harlow homes is needed instead.
Shop and office refits at The Pinnacles and Templefields
The Pinnacles and Templefields are Harlow's long established employment areas, and when a unit there is refitted for a new tenant, the floor usually has to be brought back to a flat, sound finish. Harlow Enterprise Zone adds Kao Park, with offices and data centres on London Road, and Harlow Science Park. On the Science Park, technical fit-outs need hard wearing floors that dry fast.
On a refit, the existing floor is usually in place and the question is whether it can be made flat enough for carpet tiles, vinyl or LVT. Often it can. Old coverings come off, the base is cleaned and primed, and a fast drying compound is laid so the fitters can follow soon after. Our commercial screeding page covers larger areas where a new wearing screed is needed.
Levelling has limits. Pouring compound ever deeper to fix a floor that has sunk or cracked badly can lead to cracking and debonding. When a floor needs more than a levelling layer, we say so. For a Hoddesdon address, see Hoddesdon floor levelling.
