Unit refits at Templefields and The Pinnacles
A refit almost never starts on a clean slab. A unit at Templefields or The Pinnacles can carry whatever the last tenant left: carpet tile glue, painted lines, worn sealer, raised patch repairs, bolt holes from racking and ridges where the original concrete bays meet.
Diamond grinding tackles all of that. Segments of industrial diamond set in a spinning head cut the surface back in very thin layers. High spots and lips between bays come down, residues and thin coatings come off, and the weak, dusty top layer that concrete often has is opened up to firm material underneath.
The result is a clean, keyed surface. That is what a primer and levelling compound need before carpet tiles or vinyl, what a new bonded screed needs to grip, and what an installer laying resin will usually ask for. We prepare to that installer's requirement, but the resin itself is theirs, and polished concrete is outside our work too.
Kao Park, with its London Road offices and data centres, and the technical fit-outs at Harlow Science Park bring a further demand. Work there can sit next to occupied space or sensitive equipment, so dust control is planned with the main contractor before we start.
Very large floors or thick, layered coatings may be quicker to strip by shot blasting or scarifying. Both sit under our wider floor preparation work, and we say which suits once we have looked at the coating.
Dust, depth and grinding in Harlow homes
Grinding concrete, screed or tiles releases respirable crystalline silica, a fine dust that damages the lungs. Our crew grinds only with dust extraction attached to the machine, and we seal off doors, corridors and neighbouring rooms before work starts. In a block of flats or a shared office building that protection extends to the common parts.
At home the jobs are smaller. Detached houses are only 10% of Harlow's homes, so a typical domestic grind is in a terrace, semi or flat: lifting old vinyl or carpet often exposes stubborn adhesive, and a rear extension slab may finish a few millimetres proud of the original kitchen floor. Grinding takes both back so the next layer sits on clean concrete. Garages being converted get the same treatment to clear oil, paint and dirt.
Two limits are worth knowing. Grinding removes local humps but cannot correct a floor that slopes or sags across a whole room; we grind the high points and then bring the floor true with compound or screed. And cutting too deep into a screed can take it below its minimum depth, so depth is checked first.
After grinding, a thin latex skim before vinyl is a common next step. For a unit in a neighbouring town, see concrete grinding in Cheshunt.
