Matching the screed to Harlow's new town neighbourhoods
Census 2021 counted 93,570 people in the Harlow built-up area. Frederick Gibberd laid the town out as separate neighbourhoods divided by green wedges, and 56% of its homes were built between 1945 and 1972. Rather than a mix of every era, most floors here are post-war, and many are in terraces from the 1950s and 1960s.
Those houses bring a steady run of ground floor renovations. Thin original slabs are taken up and replaced with insulation and a new screed, often as part of opening the kitchen into a new extension. For a floor rebuilt room by room, a hand-laid sand and cement screed for post-war houses is a sound choice. For a large knocked-through space, a pumped liquid screed covers the floor in a day.
Church Langley and Newhall were added from the 2000s, and their newer homes are where screed over underfloor heating is most likely to be specified. On the new build plots that follow at Gilston, calcium sulphate flow screed grades may well appear on the drawings, and our anhydrite flow screed page explains what they mean.
Detached houses are a small share of Harlow's homes, so the typical Harlow floor belongs to a terrace, a semi or a flat. Flats in the older neighbourhoods often need levelling with compound before new vinyl or laminate goes down.

Timing and access for a Harlow pour
A screed has its place in the build programme. Windows and external doors should be fitted and wet plastering finished before we arrive, and any underfloor heating pipes must be laid and pressure tested. Once it is down, the screed has to dry out before any finish goes on, so fit the tiler's or fitter's booking around our date rather than the other way round.
Access needs thinking about wherever the house is, from Mark Hall and Netteswell to Great Parndon, Passmores and Tye Green. For a pumped job, the mixer lorry has to stop close enough for our hose to reach the house. If parking is some way from the house, or the front door is reached by a path, tell us when you ask for a price, and we will plan the hose route or suggest a hand-laid floor instead.
Business premises are another matter. The Pinnacles and Templefields are Harlow's long established employment areas, while Harlow Enterprise Zone covers Kao Park, with offices and data centres on London Road, and Harlow Science Park, where technical fit-outs suit hard wearing and fast drying floors. Fresh wearing screeds, patch repairs and levelling for units, offices and plant rooms all come under our commercial screeding work.
