Screeding in Epping

K & B lays floor screed across Epping, from period cottages in the High Street conservation area to extensions on post-war semis and the new homes planned at South Epping. The fact that shapes a typical job here is the age of the housing: 42% of Epping's homes were built between 1945 and 1972, so a typical project is a new floor in a mid-century house rather than a bare plot. We are about 35 miles from our Slough base and price every job in writing.

Which screed suits which part of Epping

Three kinds of building account for most floors in Epping, and each points to a different screed.

The cottages on and behind the High Street are the oldest. Their solid ground floors are often damp, and they tend to need sympathetic work. Replacing one means lifting the damp floor, adding a membrane and insulation, then a hand-laid sand and cement screed that can be worked into irregular rooms and up to old walls. If the old slab is solid and simply out of level, a coat of compound under the new stone or timber can be enough on its own.

Head out to Coopersale or Ivy Chimneys and the houses change to post-war semis, the usual candidates for a rear extension and an open-plan kitchen. Semis are the largest single house type in the town at 35%, and knocking a kitchen through into a new rear room creates exactly the kind of wide floor that pumped liquid screed covers in a day. If that room is to be heated from the floor, our page on screed over underfloor heating explains the cover needed above the pipes.

South Epping is the part still to come. The adopted Local Plan allocates it for at least 450 homes, with a new primary school and green space, and new houses there are likely to use screed over underfloor heating. Where a developer specifies calcium sulphate, the anhydrite and flow screed grades page sets out the options.

Coopersale Street and Fiddlers Hamlet sit within the parish as well, and we cover them on the same terms as the town.

Access, parking and timing a pour in Epping

Epping High Street is a conservation area lined with listed buildings, so a mixer or pump cannot always stand outside the door. For a cottage on or behind the High Street, tell us where a vehicle can park and how far materials would have to be barrowed or a hose run. Sand and cement can be mixed a short walk away and carried in; a liquid screed pump needs a clear route for its hose to the room.

Timing on a High Street cottage matters as much as access. The roof needs to be on and the windows in before we pour, and any heating pipes must be fixed in place and pressure tested by then. Book the pour when the builder can give a firm date for that stage, and leave drying time in the programme before the flooring fitter arrives: roughly a day per millimetre for the first 40mm, then slower.

The small industrial sites on Flux's Lane off Stewards Green Road and at Bower Hill Industrial Estate are a different kind of job. Workshops, vehicle repair bays and storage units wear their floors hard, and a tired slab there may need concrete floor repair or a new wearing screed rather than a domestic finish. We price those on a site visit.

FAQs

Screeding in Epping: your questions

Who lays floor screed in Epping and Coopersale?

K & B Screeding lays sand and cement, liquid, anhydrite and underfloor heating screeds across Epping, including Coopersale, Fiddlers Hamlet and Ivy Chimneys. Our own team prepares the build-up and lays the floor. We give a fixed written price, usually within 24 hours of receiving drawings or measurements. We do not fit heating pipes, and we do not offer resin or polished concrete finishes.

How much does a new screed floor cost for an Epping semi?

Published 2026 rates for liquid screed sit at £24 to £31 for each square metre laid, and the hand-laid sort comes in lower, at £18 to £25. On a post-war semi the area is usually modest, so access, depth and whether an old floor must be dug out first affect the total as much as the rate. You will have the full cost in writing before a bag is opened.

Can a new floor go into a listed cottage on Epping High Street?

Often it can, but listing and the conservation area may mean the council must agree changes to a historic floor, so check that before booking anything. Where a new floor is allowed, a hand-laid sand and cement screed is usually easier to fit around old, out of square walls and awkward thresholds, one small room at a time.
