Liquid Screed in Epping

In Epping we run liquid screed by hose from the mixer truck into the house, where it finds its own level over a kitchen extension or an entire ground floor in a single visit. Light foot traffic can go on it within 24 to 48 hours. Height is the Epping point to think about. With 23% of homes here being flats, a hose up the stairwell beats hand-carrying tonnes of sand and cement to an upper floor for speed and mess.

Where pumped screed fits Epping's semis and flats

Liquid screed pays off on wide, simple floors. The post-war semis towards Ivy Chimneys and Coopersale are often extended at the back, with the old kitchen opened into one long room. Poured in one go, that floor comes out level from the patio doors to the hallway, with surface regularity to SR1 or SR2 readily achievable and far fewer joints than a hand-laid floor, because the material shrinks very little.

It is also thinner. In a house, a floating liquid floor can be as thin as about 35mm; the hand-laid alternative needs about 65mm. Those spare millimetres count when the new back room must finish flush with the old kitchen floor.

Upstairs flats suit it too. A pump hose can climb a stairwell to a first or second floor, so the screed arrives in the room ready to spread, with no barrowing through communal areas.

The homes planned at South Epping will add to this. Those houses will probably be heated through the floor, and a screed that flows wraps itself round every pipe without leaving gaps.

Two kinds are pumped, one calcium sulphate and one cement based, and the room plus its final covering decide between them. If yours is calcium sulphate, anhydrite flow screed specification goes into the detail. If you are undecided, our pumped versus hand-laid screed guide weighs one against the other.

Running the hose from an Epping street

Nothing heavy comes indoors: the truck and pump wait on the road or drive while the hose goes in through whichever door or window is closest. Where an Epping semi has off-road parking, that part is simple. Near the High Street, among the listed buildings of the conservation area, we need to know where the truck can stand and how long the hose route is. If there are yellow lines, a drive you share with neighbours or a tight passage down the side, tell us at the quote stage so the plan allows for it.

By pour day, every wall wants its edge strip, the insulation wants a membrane on top taped at each joint, and each doorway needs a dam so nothing runs into the hall. We check that on the day. Pumping is part of our service, and our separate screed pumping page explains how the equipment works; we do not hire pumps out.

Drying is where plans slip. Being able to walk across it after a day or two does not mean tiles or wood can follow. As a rough rule it dries at one day for each millimetre up to 40mm and slows after that, so get a moisture test done before the fitter starts; our guide to screed drying times gives the reasons.

FAQs

Liquid Screed in Epping: your questions

Is liquid screed worth it for a small Epping extension?

On a single small room the saving is less clear, because the pump has a fixed setting up cost and sand and cement is cost effective on small jobs. Where the extension joins an open-plan kitchen, or the ground floor is being redone at the same time, liquid screed usually makes more sense. Published 2026 rates for liquid are £24 to £31 per m².

How flat will a liquid screed floor be?

Under BS 8204 the surface regularity classes that matter here are SR1 and SR2, and a liquid screed gets to either without much trouble. Put simply, SR1 means a 2m straightedge never shows more than 3mm of daylight underneath, and SR2 stretches that to 5mm. Most tiles, LVT and engineered wood can then go straight down with no extra levelling, a real help in the long open kitchens of Epping's semis.

Can liquid screed be pumped up to a first floor flat in Epping?

Yes. The hose can run up a staircase or through an upper window, provided the route is kept clear and protected. We need to know the floor level, the distance from where the truck parks and any communal areas the hose must cross. We also check the build-up under the screed before pricing.
