Liquid screed at Cheshunt Lakeside and Brookfield Garden Village
Only 13% of Cheshunt's homes were built since 2000, but that share is set to grow. Cheshunt Lakeside, on the former Tesco headquarters site, is planned for about 1,700 homes, and Brookfield Garden Village for more than 1,250 alongside Brookfield Riverside. On large phased schemes, floors go down plot by plot or storey by storey, and a pumped screed suits that rhythm: a whole plot is poured in a day, and the next trade can walk on it within 24 to 48 hours.
Apartment blocks on schemes like these need acoustic floors, and a flowing screed settles to an even thickness over the resilient layer without being compacted. Purpose-built flats are 19% of Cheshunt's homes today, and a hose is the practical way to reach their upper floors.
Flatness is the other gain. It reaches SR1 or SR2 without much effort, which suits the thin finishes fitted in new homes, and because it barely shrinks, far fewer joints are needed than with sand and cement. In a house, a floating liquid floor needs only about 35mm; commercial jobs begin around 40mm.
The drawings for a phased scheme usually state which type is wanted, calcium sulphate or cement based. The calcium sulphate screed page deals with grades and moisture testing, and our screed pumping service explains the equipment and set-up.
Liquid screed in Cheshunt extensions and older homes
Outside the new schemes, liquid screed fits the refurbishment work that makes up most floor jobs in the rest of the town. A kitchen or garden room extension on a post-war semi or terrace can be poured in one go, flowing across into the existing kitchen if the old floor has been taken up, so the whole room finishes on one level.
Where the pump can park close by and the hose can go in by the front door or a side gate, access is rarely a problem. A terraced house with no side access means running the hose through the house, so hallways and stairs are sheeted first.
Before the pour, the edge strip, taped membrane and doorway dams must be in place, because a flowing screed will find any gap. Light foot traffic can go across it after a day or two, though the floor is far from dry. Coverings mostly have to wait on drying after that, at near enough one day per millimetre until the screed is 40mm deep, and longer per millimetre past it.
Published 2026 prices for liquid screed are £24 to £31 per m²; the screed cost guide explains what moves a quote up or down, from floor area to how far the hose has to travel.
