Latex for kitchen and bathroom refits in Cheshunt
Latex screed is the trade term for a levelling compound supplied in two parts. The powder is cement based, and instead of mixing it with water it is mixed with a latex liquid. The result is a thin layer, a few millimetres deep, that bonds well to awkward surfaces and copes with slight movement better than a water mixed compound.
Refurbishment in Cheshunt throws up exactly those awkward surfaces. Strip out a kitchen in a post-war terrace and the floor may show old tiles under the units, a cement patch where a boiler was moved and smooth concrete elsewhere. An upstairs bathroom may well sit on timber. Neither is ready for sheet vinyl as it stands.
Downstairs, the old tiles can stay if each one is solidly bonded. They are degreased, primed with a product designed for tiles and skimmed with latex so the grout lines vanish. Patched concrete is primed to suit and brought into the same plane.
Upstairs, latex is never laid on bare boards. The floor is overboarded with flooring grade plywood, fixed down tight, and the latex goes over the plywood so the board joints do not crack through.
Shops follow the same logic. In the main shopping corridor, a new tenant fitting vinyl or safety flooring over a tiled or patched floor needs the same preparation. For the wider choice between compound and screed, our Cheshunt floor levelling page sets it out.
When a Cheshunt floor needs more than latex
Latex hides small faults. It cannot cure bigger ones, and laying it over a problem only delays the failure.
Damp is the first check. An old solid floor without a working membrane lets moisture through, and latex will not stop it; vinyl laid on top can blister or lift. We test before pricing. Where damp is present, the floor needs a membrane and a new screed before any smoothing coat, and our page on relaying with sand and cement explains that work.
Bounce is the second. Boards that flex underfoot will crack any thin layer, so they are fixed and overboarded first.
The third is a floor that is simply too far out. A room that drops away by more than latex can take needs a deeper levelling pour or a screed, and cracked or hollow screed is put right first through screed repairs.
Newer floors have their own rule. Only 8% of Cheshunt's homes were built between 2000 and 2014, but where a newer home has a calcium sulphate screed, the laitance has to come off with a sander, and a primer made for calcium sulphate goes on, before latex goes near it.
