Grinding at Theobalds Business Park and Brookfield
Two sites carry most of Cheshunt's commercial floor space. One is Theobalds Business Park, home since 2025 to the first UK data centre Google opened; the other is the Brookfield retail park, which is due to expand as Brookfield Riverside. Retail units, trade premises and data halls on sites like these all depend on a floor surface that is flat, clean and strong enough for what goes on it.
Grinding is how an existing surface gets there. A diamond grinder spins segmented heads across the slab, cutting away a thin layer with each pass. It takes out trowel marks, raised joints between bays and the weak laitance on a fresh screed, and it strips the adhesive, paint and thin coatings that build up over a unit's life. The aim is a sound face for the next product, not a finished floor in itself.
What follows depends on the tenant. A retail unit might get levelling compound and vinyl, a trade counter a high strength screed, a technical space a resin system by another contractor. We grind and prepare; resin and polished concrete are not part of our work.
On a large floor with heavy coatings, shot blasting or scarifying may be faster, and our floor preparation page covers both. If the unit then needs a new floor laid over a large area, possibly in phases, that work comes under commercial screeding.
Garages and lifted floors in Cheshunt homes
Homes need grinding too, usually in smaller doses. When old carpet or vinyl comes up in a Cheshunt house, the slab beneath is often coated in adhesive that a new compound will not hold to. Grinding cuts it off and leaves the concrete open and clean. A garage floor stained with oil and old paint gets the same treatment before it is screeded or covered, and a kitchen extension whose slab finishes a few millimetres proud of the old floor can have the lip taken down.
Grinding has a clear limit. It removes local high spots but cannot correct a room whose whole floor runs downhill or sags; for that the high points are ground and the rest is brought up with compound levelling or a new screed. Over-grinding a screed can also leave it below its minimum depth, so we measure first.
Silica is the safety issue. Concrete, screed and tiles all contain it, and cutting them makes fine respirable dust. Our grinders never run without dust extraction, and doors to the rest of the house are sealed while we work.
