Unit refits along Cartersfield Road and Fleming Road
The town's main commercial floors are in three places: Meridian Business Park, off the A121 by way of Fleming Road; the Brooker Road estate; and Abbey Trade Park, whose four grade A warehouse units sit near junction 26 of the M25. The last two are both reached from Cartersfield Road.
When a unit like these changes tenant, the floor rarely suits the next occupier as it stands. Offices leave carpet tile adhesive behind. Workshops leave paint, worn coatings and oil. Warehouse slabs can carry ridges where pour bays meet and trowel marks that show through a thin finish. A diamond grinder cuts all of that back in thin passes, leaving sound concrete with a surface that compound, screed or adhesive can key into.
What comes next depends on the plan. Offices usually go on to a skim of levelling compound after grinding and then carpet tiles or LVT. Where a resin coating is specified, another firm lays it; we grind the slab to the surface texture the resin installer asks for. Resin and polished concrete are outside what we lay.
On very large areas or thick coatings, shot blasting or scarifying is quicker than grinding, and both are described under floor preparation and shot blasting. Cracked or broken slabs are repaired before any surface work.
Grinding also has a hard limit: it removes local high spots, but it cannot flatten a slab that falls across the whole unit. That floor is ground where it is high and built up where it is low.
Grinding in Waltham Abbey homes and new builds
In a house, grinding is usually about getting a kept floor ready for a new one. On a Waltham Abbey refit where the old screed is sound enough to stay, lifting the vinyl or carpet leaves adhesive, paint spots and old patch repairs behind. Grinding clears them so latex or levelling compound bonds properly, a step explained further on our latex screed page for Waltham Abbey. It also takes down the lip where an extension floor finishes slightly above the original room.
Heated floors need a lighter touch. Waltham Abbey North, planned for at least 740 homes, is likely to bring heated floors with liquid screed laid over the pipes. Over pipes, every millimetre of cover counts, so a heated screed is only ever lightly sanded to remove laitance, never ground hard.
Dust is controlled throughout. Cutting concrete, screed or old tiles releases respirable crystalline silica dust, so we grind only with an extraction unit attached. In an occupied home, doorways are sheeted and the rest of the house kept closed off, and in a flat the managing agent is told when the work will happen.
