Goldings Manor floors and other big Loughton rooms
Because it arrives by hose and finds its own level, pumped screed pays off most on big, uninterrupted floors. The larger detached homes around Goldings Manor, with their big open ground floors, fit that description well. A ground floor with a kitchen, dining and living space running together can be screeded in one pour, with no day joints across the middle of the room.
The finished surface is flat and dense, and SR1 or SR2 flatness is readily achievable, which suits large tiles, engineered wood and LVT. With so little shrinkage, a Goldings Manor ground floor needs only a few movement joints where a traditional screed would need many.
Depth is often less than with a traditional screed. Floating over insulation in a home, it can go down at around 35mm, where the traditional mix needs about 65mm. Bury heating pipes in it and the pipes want a 25mm blanket at minimum, so the floor reaches 45 to 50mm overall. Being slimmer makes life easier when a new extension has to line up with the rooms already there.
Both calcium sulphate and cement versions of liquid screed exist, and we choose one by looking at how the room is used and what finish goes over it. Drawings that list a calcium sulphate grade are dealt with on our Loughton anhydrite page. To compare the two main methods, read liquid versus sand and cement screed.
Pumping to Loughton flats and hillside streets
Flats make up 24% of Loughton's homes, and upper floors are a strong case for pumped screed. We leave the pump at ground level and send the hose up the communal stairs, which saves anyone hauling heavy barrows of screed up flight after flight. Ask the building manager about the hose route and working hours before the date is set.
At a house, we need somewhere to park the mixer and pump that is within hose reach of a door. Little Cornwall is known for its hilly streets, and a steep road or a tight turning affects where a lorry can park. Tell us about slopes, parking restrictions and shared drives when you ask for a price. How we run and protect the hose through a home is explained under pumping screed into the house.
Before anything flows, each wall gets edge strip, the insulation gets a membrane with every seam taped, and the doorways are blocked off with dams. We check each item on arrival.
Being able to cross the room after 24 to 48 hours tells you nothing about whether the screed has dried. Reckon on a day per millimetre of depth until you reach 40mm and longer for anything thicker, then have it tested before the flooring goes down. Next door in Chigwell?
