Choosing a screed for Loughton's districts
Census 2021 counted 33,338 people in the Loughton built-up area, which sits inside the M25 but outside Greater London, with part of Epping Forest in its parish. Loughton's housing splits into a handful of distinct types, and the floor in each asks for a different approach.
The Debden estate was built around Jessel Green between 1947 and 1952 to rehouse Londoners. Its former council houses are regularly extended and remodelled, so new screed is laid to meet the original floor, often with heating run through the new open-plan space. If that is your plan, start with heated floor screeds for Debden extensions.
On the Roding Estate, inter-war semis may have cold, uneven solid floors that need replacing. Digging those out and rebuilding on insulation and a membrane, topped with traditional sand and cement, sorts them for good.
Around Goldings Manor, the larger detached houses have big open ground floors, which is where a pumped liquid screed for large floors comes into its own. Apartment floors and new houses with a calcium sulphate grade on the drawings are poured to that specification, with the laitance sanded off before any flooring goes down.
Then there are the older buildings. Loughton has three conservation areas and many listed buildings, and older properties in those areas usually call for careful levelling of existing floors rather than wholesale replacement.

Pump access and pour timing in Loughton
Getting the equipment close to the house is the first practical question. For a pumped pour, the mixer and pump must sit near enough for our hose to reach a door. A detached Loughton house with a drive of its own makes that easy. The hilly, weatherboarded streets known as Little Cornwall need more thought, so tell us about gradients, parking controls and narrow access when you ask for a price. A hand-laid screed, mixed beside the house and barrowed in, is an alternative where a lorry cannot get close.
Where the screed sits in the build programme matters just as much. The roof, glazing and external doors all need to be in before our pour, the plastering done, and any heating loop tested under pressure. After the pour, it must dry before flooring, and a deeper floor takes longer. So fix our pour date first, and only then pencil in whoever is laying the flooring.
Business floors are a different job again. Debden Industrial Estate, home to the former Bank of England printing works now run by De La Rue, and the businesses along Langston Road have industrial and office floors where repair, grinding and heavy duty screeds come into play. Our commercial screeding service handles those.
