Three kinds of Chigwell floor and the screed each needs
Chigwell is a town of big suburban houses, and the floors people want laid tend to fall into three groups.
First comes the extended post-war house. The back of the ground floor is knocked through, a kitchen and family room is added, and heating pipes go down across the whole area. A pumped liquid screed over the insulation suits that kind of wide, open floor. If pipes are involved, the underfloor heating screed page sets out how much cover they need and when the system can be run.
Second is the smaller, more awkward job: a utility room, a shower laid to a fall, a garage turned into a study, or an old solid floor that has cracked and been dug out. Hand-laid sand and cement screed for small rooms is the practical answer there, because it copes with wet areas and broken-up plans.
Third is the flat, and 24% of Chigwell's homes are flats. In flatted blocks, including those on the Limes Farm Estate, the floor between one home and the next often calls for an acoustic layer and a thin latex finish in place of a full depth screed.
An architect or developer may also name a calcium sulphate grade on the drawings. Our page on anhydrite flow screed grades explains what that choice means for drying, sanding and the flooring that goes on top.

Booking the screed day in Chigwell: sequence and access
Screed goes down once the building is weathertight and before the kitchen, joinery and finishes arrive. On an extension that normally means after the roof, windows, first fix plumbing and electrics, with insulation, membrane and edge strip laid and any heating circuit pressure tested. Wet trades and heavy deliveries on a fresh floor cause damage, so it pays to plan the order of trades early.
On a detached plot with a drive, the mixer and pump have somewhere to stand. Wherever you are in IG7, from Grange Hill out to Chigwell Row, tell us before the day if the lorry will have to park on the road, share an access or wait for a bay. For an upper floor flat we also need the storey, whether there is a lift and roughly how far the hose must run.
Then allow for drying. People can walk on the floor within 24 to 48 hours, but finishes wait for a moisture reading. Where the new extension floor ends up slightly proud of or below the existing house floor, levelling the join before tiles or boards is the usual fix.
