Choosing a calcium sulphate grade for South Epping
Anhydrite screeds are classed under the British and European standard by two numbers. Read the C as how much crushing load it takes and the F as how well it resists bending, both given in N/mm2. Three grades cover the range.
CA-C20-F4: bedrooms, living rooms and other home floors with light foot traffic.
CA-C25-F5: the standard pick for typical homes, flats and offices.
CA-C30-F6: harder wearing areas like communal spaces or a commercial ground floor.
The homes planned at South Epping are likely to be designed with screed over underfloor heating, and a developer's specification will normally set the grade and depth. We pour to it. A short programme or a thin section can lead the specifier to an alpha hemihydrate product. With those, depth and drying come from the maker's data sheet, and we follow that rather than rules of thumb.
The material's low shrinkage is the main reason specifiers choose it. It lets us pour big bays that a cement screed would have to break up with joints, and we draw up where bays and joints go well ahead of pour day. Fewer joints also means fewer lines that could show through a thin floor covering later. For the chemistry behind that, see our guide to anhydrite screed explained.
The same material in Loughton is covered on our anhydrite screed in Loughton page.
Laitance, moisture and wet rooms in Epping flats
As it sets, calcium sulphate leaves a weak film on top, known as laitance. Once the floor is dry it has to be sanded back to sound material, cleared of dust and primed with a product compatible with calcium sulphate. Skip that step and adhesive for tiles or LVT can fail. Sanding and priming before flooring is something we can take on as well.
Testing for moisture is more important here than on a cement floor. A lot of flooring makers allow less moisture in calcium sulphate than in cement, so a screed can feel dry to the hand and still fail on the hygrometer. On a heated floor, running the heating from about day 7 normally force dries it and cuts the wait. We tell you which readings we want to see and put our drying and laitance notes in writing, so whoever lays the flooring knows where the screed stands before starting.
In an apartment block there is a further limit: calcium sulphate is not the choice for areas that may get wet. Any shower room or wet room in the block therefore gets a cement based flowing screed or a hand-laid cement screed with falls, planned during the same visit as the rest.
