Concrete Floor Grinding in Sawbridgeworth

Our own team diamond grinds concrete and screed floors in Sawbridgeworth, bringing down raised areas and clearing laitance, glue and paint. It is preparation, not a finish: the ground surface is ready for levelling compound, new screed, resin laid by others or new flooring. Two kinds of floor stand out locally: offices, studios and units within The Maltings on Station Road, where refits meet uneven original floors, and houses where a kitchen extension slab has to meet the existing floor.

Preparing unit floors at The Maltings, Station Road

Offices, studios and units, including Allen House Business Centre, now fill the listed malting buildings of The Maltings. When a unit there is refitted, lifting the old carpet, vinyl or paint can reveal an original floor that is uneven and coated with whatever earlier occupiers left.

Grinding is often the first step. Spinning diamond segments abrade the floor a little at a time, removing adhesive, paint and thin coatings and bringing down ridges, trowel marks and raised edges. The result is a clean, open surface that a primer can grip, ready for the levelling compound over a ground floor that the refit needs. Before cutting, we confirm the base is concrete or screed, since grinding is for those materials and historic floors of other kinds may need protecting rather than cutting.

That carries weight in a listed building, where the owner should confirm what may be cut before work is booked, and we keep to that scope.

Dust control is fixed on every job. The dust from cutting concrete and screed carries silica that is harmful to breathe, so the grinder runs connected to an extractor, the work area is sheeted off and shared corridors are protected.

We do not lay resin or polished concrete, and we do not hire out grinders. If a refit needs larger areas cleared or heavy coatings removed, shot blasting is the alternative, under our floor preparation service.

Sawbridgeworth extensions, garages and lifted carpets

Semi-detached houses make up 28% of Sawbridgeworth homes. On any house, though, a kitchen extension means a new slab meeting an old floor, and the two seldom finish at precisely the same height. A small lip at the join can be ground back so the floor runs through, then a thin skim of compound finishes it.

Grinding cannot fix everything. It removes high spots but leaves low areas where they are, so a floor that slopes or dips across the room needs grinding at the high points followed by levelling or a new screed. Cutting too deep into a screed can also take it below its minimum depth, so we measure before we start.

Garages being converted often have oil, paint or sealer on the slab, which would stop new screed or compound from bonding, and grinding clears them. When old carpet or vinyl is lifted in an older house, a sound, thin adhesive may be left under latex, but loose or soft glue is ground off. If the concrete beneath turns out cracked or broken, see concrete floor repair first. Bishop's Stortford is covered separately on our Bishop's Stortford floor grinding page.

FAQs

Concrete Floor Grinding in Sawbridgeworth: your questions

Why grind a floor before levelling compound goes down?

Compound and primer need a clean, sound surface to bond to. Old adhesive, paint, laitance and dust all act as a weak layer, and a smooth compound laid over them can lift later. Grinding removes that layer and takes down any ridges, so on a Sawbridgeworth refit the levelling coat goes onto solid concrete or screed.

Can I stay at home while a floor is being ground?

Usually, with some planning. We grind with dust extraction because the dust contains silica, sheet off the doorways around the room and keep the work area closed. In a Sawbridgeworth house you may want children and pets kept away from that part of the home during the day, and we agree the order of rooms with you beforehand.

Can concrete floor grinding remove old carpet glue?

Yes. Black bitumen and other old carpet or vinyl adhesives come off under diamond grinding, leaving clean concrete or screed underneath. A thin, hard residue can sometimes stay under latex, but soft or patchy glue would weaken any new layer, so on a lifted floor in CM21 we grind it away before priming.
