Self Levelling Screed and Floor Levelling in Great Dunmow

Before LVT, vinyl, large tiles or engineered wood go into a Great Dunmow home, we pour self levelling compound, normally between about 2mm and 10mm, to give them a flat base. Houses built between 1973 and 1999 are the largest single age group in the town at 30%, and where a house has been extended or knocked through, the join between old and new floors often shows under thin coverings.

Smoothing extension joins around Woodlands Park

The estates around Woodlands Park and along Stortford Road lend themselves to rear extensions and knock-throughs, and each one needs a new slab matched to the existing floor. Even when the builder gets close, there is often a slight ridge, dip or change in level where the two meet. Under carpet it may not matter. Put LVT or big format tiles down and you will see it.

The flatness classes come from BS 8204. Under SR1, which many thin sheet finishes ask for, a 2m straightedge should show no gap over 3mm. SR2 allows 5mm, SR3 10mm.

Levelling starts with preparation. We get rid of dust, old adhesive and anything loose. Each base then takes its own primer: a sand and cement screed, a calcium sulphate screed, concrete and old tiles all need a different product. After that the compound goes down and is spread until it is flat.

The post-war homes, 14% of the town, can present older, patched floors that need the same treatment before new flooring.

Compound has limits. A floor needing more than about 10mm in places, or one that is cracked or loose, needs repair or a new screed. Deep pours of compound used to rescue such a floor can crack and debond. Our screed repairs page covers local fixes, and our sand and cement floor relaying page covers starting again.

Unit refits at Oak Industrial Park and Station Road

Great Dunmow's commercial floors are at two sites. Station Road Industrial Estate, off the B1008, is a terrace of eight small units with open span workshops and loading doors. Oak Industrial Park on Chelmsford Road, near the A120, includes larger warehouse and production buildings with mezzanines and first floor offices.

Change of use and new tenancies on units like these often call for floor preparation, levelling or a hard wearing screed before fit-out. The first floor offices at Oak Industrial Park are a clear case for compound: office carpet tiles, vinyl and LVT all need a flat base.

Workshop and warehouse floors are different. Oil, paint and worn coatings usually have to be ground off first, and the floor preparation service covers grinding and cleaning. A slab that is breaking up needs repair before any compound goes on.

Products that dry quickly keep a unit fit-out on schedule. Tell us the finish and the date the unit must be ready, and we agree the method in writing after a site visit.

FAQs

Floor Levelling in Great Dunmow: your questions

How flat does a floor need to be for large format tiles?

Big tiles lip and leave hollow spots on an uneven base, which is why tile and adhesive makers mostly want SR1 or SR2 under BS 8204. In plain terms, a 2m straightedge laid across the floor should show a gap of no more than 3mm or 5mm. A knock-through floor in a Great Dunmow house usually needs compound over the join to get there.

Do I need a new screed or just levelling compound?

If the floor is sound and needs no more than about 10mm of correction, compound is usually enough. If it is cracked, loose, damp or badly out of level, a new screed or local repair is needed first. We check the base before pricing and say plainly when compound would not last.

Can you level a mezzanine or first floor office in Great Dunmow?

Often, depending on the structure. A concrete upper floor can usually be primed and levelled like a ground floor. Timber or steel decks need a compound and primer suited to that base, and we check whether the deck is stiff enough first. For units at Oak Industrial Park we look at the deck before recommending a method.
