Self Levelling Screed and Floor Levelling in Chelmsford

Self levelling compound is how we make Chelmsford floors smooth and flat enough for LVT, vinyl, big format tiles and engineered boards. Two groups of floor stand out here: the city's large stock of flats, which brings acoustic and levelling work, and the office and showroom floors at Chelmsford Business Park and the Riverside and Homelands retail parks, where refits run to tight programmes.

Levelling floors in Chelmsford flats and extensions

Flats make up 25% of Chelmsford's homes. When a flat is refurbished, the existing screed is often sound but uneven, with dips, ridges from old partitions or patches from earlier repairs. LVT and vinyl are thin enough to reveal each flaw, and big tiles will rock wherever the base is hollow. In a block of flats, any build-up also has to respect the acoustic layer and the door heights along the corridor.

Houses have their own version of the problem. Where a rear extension in Great Baddow or Springfield joins the original floor, a small step or ridge along the old back wall is common, and it needs smoothing before one continuous floor finish goes down.

We always work through it in the same sequence. First anything loose comes off, then the floor is cleaned and primed to match its make-up: sand and cement, calcium sulphate or bare concrete. After that we pour compound, typically 2mm to 10mm deep, and let it run out flat. Calcium sulphate floors need their laitance removed before priming, or the compound bonds to a weak skin.

We judge the result with a 2m straightedge against BS 8204, which allows no gap over 3mm for SR1, 5mm for SR2 or 10mm for SR3. Sheet vinyl and other thin finishes often require SR1. Living towards Billericay? See levelling work in Billericay.

Showroom refits at Homelands Retail Park and Riverside

Retail and office floors are often refitted when a unit changes hands. At the Riverside and Homelands retail parks, Chelmsford Business Park at Boreham, Widford Industrial Estate and the Waterhouse Lane employment area, a new tenant usually means old carpet tiles, vinyl or adhesive coming up and a new finish going down on a fixed opening date.

Preparation comes first. Using our concrete grinding service we strip residues and weak concrete, then fill cracks and holes and prime. A fast drying levelling compound then brings it to the flatness the new finish needs, using a product chosen to keep the programme moving. That matters when shopfitters, electricians and the flooring contractor are all booked in sequence.

Compound has limits. On a shop or office slab that has already failed, a deep pour is likely to crack and lift away. If a slab is broken up, hollow or well out of level, a new screed is the sounder choice, and our liquid screed page for Chelmsford explains the flowing option for larger areas.

FAQs

Floor Levelling in Chelmsford: your questions

How thick can self levelling compound be laid in a Chelmsford flat?

In the 2mm to 10mm band as a rule, although some products allow a thicker coat. In a flat, the finished height also has to suit doors and thresholds. Where a Chelmsford floor dips more than compound can safely fill, a fresh screed is a better answer than a very thick pour.

Does a new extension floor need levelling where it meets the old house?

Often a little. The original floor in a post-war Chelmsford semi may have dipped or been patched, while the new screed is laid to a fresh level. Skim compound over the join and the two floors become one, letting LVT or tiles run straight through with no step.

Can a showroom floor at Homelands Retail Park be levelled before new flooring?

Yes, provided the slab under the old glue is sound. We grind off the old glue, mend any damage, prime, and pour a fast drying compound until the floor is as flat as the showroom's new finish requires. If the slab is badly broken or hollow, we will say so and price a new screed instead.
