Levelling post war floors in Braintree semis
A post war semi in Braintree that has had a kitchen extension and a replaced floor or two may now have three different floors side by side: the original concrete, a newer slab under the extension and patches where pipes or walls have moved. Each is sound, but together they leave steps, ridges and hollows. Carpet hides that. Put LVT, sheet vinyl or big tiles down and every step shows.
Self levelling compound brings the whole area to one flat plane. It is usually laid from about 2mm up to around 10mm, flowing across the floor to a smooth surface. The target is the flatness class the flooring maker sets: SR1, the class many thin sheet finishes demand, allows 3mm under a 2m straightedge, and SR2 allows 5mm.
The work starts with preparation. Old adhesive, paint and dust are removed, and loose areas cut out. Each base then gets its own primer: concrete, sand and cement screed, calcium sulphate screed and old tiles are all primed differently. On calcium sulphate, the laitance is sanded away before priming.
There is a limit. If the floor is cracked through, damp, hollow or more than about 10mm out, deep compound can crack and debond. The right answer then is a new screed, explained on the sand and cement screed page. A floor that is due to take heating pipes needs a proper underfloor heating screed instead of compound.
Braintree unit refits on Springwood and Broomhills estates
Commercial floors in Braintree are concentrated on Springwood Industrial Estate, Park Drive and Broomhills Industrial Estates, with Skyline 120 business park at Great Notley and Horizon 120 being developed nearby. A new tenant moving into one of those units or offices tends to choose a finish that wants a flatter base than before. Lifting carpet tiles or vinyl leaves adhesive residue, and old partitions leave fixing holes and channels.
Retail refits follow the same pattern at Braintree Village, the designer outlet formerly called Freeport, where a shop fit-out works to a fixed opening date. Fast drying compounds keep that kind of programme moving.
Our process is the same on each site: clean back to a sound base, grind off residue and high spots, fill holes, prime for the substrate and lay compound to the specified flatness. Concrete floor grinding handles the stripping and high spots. Where a warehouse floor has broken up under traffic, concrete floor repair or a new screed comes before any levelling, and we say so plainly rather than cover a failing floor with compound.
