Self Levelling Screed and Floor Levelling in Witham

Before new LVT, vinyl, big tiles or engineered wood go into a Witham home or unit, we pour self levelling compound to take out the bumps. The local reason is renovation on the town's overspill estates. In the terraces built for the Greater London Council, taking up old floor finishes often reveals concrete too uneven for a modern thin covering. A compound layer of a few millimetres brings it within tolerance quickly, as long as the slab beneath is sound.

Levelling uneven concrete in Witham's overspill terraces

The overspill estates were built in the 1960s and 1970s, and 31% of Witham's homes date from 1945 to 1972, with 36% from 1973 to 1999. After decades of carpet, tiles and vinyl, the concrete floors in houses of that age are often patchy. Old adhesive, filled holes and dips show up when the covering comes off.

That unevenness matters because modern floors are thin. LVT, sheet vinyl and large format tiles follow every bump in the base. BS 8204 checks this by resting a 2m straightedge on the floor and measuring the gap beneath. SR1 is 3mm at most, SR2 5mm and SR3 10mm, and a lot of sheet vinyl and LVT ranges ask for SR1.

The work starts with preparation. We scrape off the old glue and anything loose so the compound has something to grip, then prime with whichever product matches the base, whether that is concrete, screed or old tiles. Most compound layers fall between about 2mm and 10mm, and a fast drying product means the floor fitter is not kept waiting.

Compound cannot fix everything. If the slab under a GLC-era house is cracked, sounds hollow, is damp or dips by over 10mm or so, it needs more than a skim. Pouring deeper to hide the problem can lead to cracking and debonding. In that case we will say so, and a new screed, often a liquid screed for Witham homes, comes first.

Unit refits at Freebournes and Eastways, Witham

Witham's industrial estates lie on the eastern side of the town, close to the A12. Chancerygate's Freebournes Park added ten new units to the Freebournes estate, and on Eastways, Tungsten Properties built three logistics units totalling 45,000 sq ft. Fit out part of a unit there as a trade counter, office space or showroom, and the floor in that part will normally want levelling before carpet tiles, vinyl or LVT are laid. A warehouse slab laid for racking and vehicles is rarely flat enough for a thin office finish without it.

Getting the slab ready can take longer than the levelling itself. Our concrete floor grinding service removes coatings and contamination, and cracks, joints and broken arrises are repaired before any compound is laid. Each base is then primed so the compound bonds properly.

Brand new floors on Eastways or at Freebournes Park need something else. Brand new logistics buildings call for power floated slabs or high strength screeds. We do not lay structural power floated slabs, but a high strength screed is possible where the specification calls for one. Resin and polished concrete are also outside what we offer.

FAQs

Floor Levelling in Witham: your questions

How thick can levelling compound go on a Witham floor?

Typical layers run from about 2mm to 10mm, though a few products are rated for more. Where your Witham floor needs filling deeper than that, a fresh screed is normally the answer, since a thick pour of compound over a failing base is prone to cracking and coming unstuck. We measure first and advise honestly.

Will my floor be flat enough for LVT?

Plenty of LVT and vinyl suppliers require SR1, a gap of 3mm or less beneath a 2m straightedge. Old concrete under a lifted finish often falls short of it, but a thin compound layer usually brings it into tolerance. We measure your floor that way before giving a price.

Do you sand wooden floors or sell levelling products?

No. Our levelling work is on concrete, screed and similar solid bases, using self levelling compound laid by our own team. Sanding boards and selling DIY levelling products are not part of what we offer. If a timber floor needs to become a solid, level base, we can talk through the options.
