Liquid Screed Contractors in Witham

Extensions and flats around Witham get their liquid screed pumped in a single visit, and you can be walking on it again within 24 to 48 hours. Witham has a lot of terraced housing on the estates the Greater London Council built. When one of those terraces gains a rear extension, the new floor has to meet the existing rooms exactly, and a self-levelling screed poured to a set depth does that without a long day of hand screeding.

Liquid screed on Witham's overspill estate extensions

A rear extension on a terrace is a good match for liquid screed. The new room is usually opened into the old kitchen, creating a long floor that must be flat from end to end and flush with the existing house at the join. A pumped screed flows out and levels itself across the whole area, and SR1 or SR2 surface regularity is readily achieved.

Its depth helps too. Floated over insulation in a home, pumped screed can be as thin as about 35mm, where hand-laid needs roughly 65mm. That leaves extra depth for insulation and still lets the extension meet the terrace's original floor. Shrinkage is low, so even a long room needs few joints.

Flats are the other strong fit in Witham. Purpose-built blocks account for 17% of the town's homes, and a hose can reach an upper floor with far less effort than barrowing sand and cement up the stairs. The same goes for new houses: 10% of Witham's homes were built since 2015, and new ground floors are commonly designed to take a flowing screed over insulation.

Pumped screed comes as either a calcium sulphate or a cement based mix. Picking between them depends on what the rooms are for, what goes on top, and whether a utility or shower might see water. Grades and the anhydrite material itself are covered under Witham anhydrite flow screed. Not sure yet whether to pump or hand-lay? Read pumped versus traditional screed before deciding.

Getting the hose into Witham terraces and flats

Our pump sits out on the road or your driveway, and only the hose comes inside. For a mid-terrace house with an extension at the back, that usually means running it through the front door and along the hall, or down a shared rear path if there is one. Floors, walls and door frames along the route are protected before we start.

Flats are reached by taking the hose up the stairs or in at a window, on a route the block's managing agent has approved. On an apartment floor, the acoustic layer must already be in place, since the screed floats on top of it.

The room itself must be ready too: perimeter strip fixed to each wall, the membrane on the insulation sealed with tape, and doorways blocked off. We walk round and confirm it all as soon as we turn up. For the machinery side, our screed pumping service explains what arrives on the day; we do not hire pumps out separately.

It will take your weight once 24 to 48 hours have gone by, yet the screed below the surface is still holding water. Reckon on one day for each millimetre up to 40mm, then slower, and get it tested before your flooring is fitted.

FAQs

Liquid Screed in Witham: your questions

Can liquid screed be pumped through a terraced house to the back?

Usually, yes. In most cases the hose can run from the road, through the front door and along the hall to a rear extension. We protect the route first. If there is a shared path at the back of the terrace, that can be an easier route, but only with your neighbours' agreement.

How long before laminate can go on liquid screed?

Longer than the walkable time. The floor takes foot traffic in 24 to 48 hours, but laminate and wood need it dry to the maker's limit, tested with a hygrometer. As a rough guide, allow one day per millimetre of depth for the first 40mm. Our screed drying guide explains the factors that speed it up or slow it down.

Is liquid screed cement or anhydrite?

It can be either. Calcium sulphate, often called anhydrite, offers low shrinkage and a quick warm-up over underfloor heating. The cement based version goes in where water could reach the floor, or where the flooring needs a cement base underneath. We recommend the right one for your Witham rooms.
