Liquid Screed in Maldon

We pump liquid screed into Maldon homes for extensions, open-plan kitchens, whole ground floors and new build plots. The mix runs out of the hose wet enough to find its own level, and you can normally step on it a day or two later. Some 22% of Maldon's homes were built since 2000, and recent estates such as Wycke Hill tend to use flowing screed, while in older houses it suits an extension or a relaid ground floor.

Where pumped screed earns its place in Maldon

Pumping really starts to pay when a Maldon floor is large and runs unbroken from room to room. A knocked-through kitchen and dining room, a full ground floor or a wide rear extension can all be poured in one visit, because the material is pumped in and spreads under its own weight. Hand-laying the same floor in sand and cement would take a crew most of a day or longer.

That matters in Heybridge and across the rest of Maldon, where houses from the 1970s to 1990s are typical of kitchen and ground floor refits. When the old screed has cracked and been broken out, a liquid floor goes back in over new insulation at a controlled depth, so it lines up with the hall and the rooms either side.

Larger houses benefit most. With 29% of Maldon's homes detached, there are plenty of ground floors big enough for the speed of a pump to make a real difference to the programme.

Depth and flatness are the other reasons to choose it. Over insulation in a house, a liquid floor can be as shallow as roughly 35mm, where sand and cement laid floating wants 65mm, and that gap counts when a Maldon doorway leaves little height to play with. It also comes out flat enough for SR1 or SR2 without a struggle, and because it barely shrinks, the room needs far fewer joints.

The pumped mix itself can be a calcium sulphate screed or a cement one. Each is pumped and spreads to a level finish, so which one fits comes down to the rooms and what goes on top; our guide to pumped versus hand-laid screed weighs them up.

Getting the pump and hose into a Maldon house

Because every litre reaches the room down a hose, the mixer lorry and pump have to park within reach of your front door. With a driveway in front of a detached Maldon home, that is rarely a problem. On a terraced street, or anywhere parking is tight, we agree where the vehicles stand before the day and run the hose through the front door and hall, protecting the floors and frames on the way.

Upper floors are within reach too. A flat or a first floor room can be poured by running the hose up the stairs or through a window, which is one reason liquid screed suits apartment floors. Our screed pumping service explains how that works; we pump our own screed and do not hire out pumps.

Once poured, the room needs closing up for the first day or two with no draughts or foot traffic. From there the floor loses moisture at about a millimetre a day up to 40mm, then more slowly, which is why a 50mm pour in Heybridge will not take most finishes within the week. Our guide on screed drying times gives the detail, and where the floor needs to be ready sooner, the drying can be planned around the heating.

FAQs

Liquid Screed in Maldon: your questions

How deep does liquid screed need to be in a Maldon extension?

Over insulation in a house, plan on roughly 35mm as the shallowest floating liquid floor, or 40mm if it is a commercial space. Where underfloor heating goes in, the pipes want a minimum of 25mm of screed over their tops, giving a typical overall depth of 45 to 50mm. For a Maldon extension we work the depth back from the doorway, so the new floor finishes flush with the old house.

Can liquid screed be pumped to a first floor flat?

Yes. Our hose goes up the stairwell or in through a window, so a first floor flat in Maldon is poured in much the same way as a room at ground level. We check the route, the floor build-up underneath and where the pump can stand before we confirm the price.

Is liquid screed worth it for one small room?

Often it is not. Setting up a pump and mixer takes the same time for five square metres as for fifty, so on a small room the cost per m² rises. A small utility or cloakroom in Maldon is usually cheaper in sand and cement, and we will say which works out better when we price the job.
