Liquid Screed Contractors in Colchester

K & B pumps liquid screed into Colchester homes straight from a mixer outside, so a large open-plan floor or a whole ground floor is laid in a day. Its natural home is the city's newer housing. Garrison conversions and the estates at Mile End and Stanway tend to want flowing screed over heating, and a pumped floor can take light foot traffic within 24 to 48 hours while reaching SR1 or SR2 flatness readily.

Pumped floors for Mile End, Stanway and Garrison homes

Colchester has built a lot of new housing in the last quarter century. 18% of its homes date from 2000 to 2014, and a further 12% from 2015 onwards. The former Garrison land became private housing between 1998 and 2008, and Mile End and Braiswick gained greenfield estates. Homes of that age usually have insulated ground floors, which suit a flowing screed.

A pumped screed suits them for three reasons. It flows into every corner and around any heating pipes without leaving voids. It levels itself, so a flat SR1 or SR2 surface is readily reached under a 2m straightedge. And because it shrinks very little, a big open-plan kitchen and living space needs far fewer joints than a hand-laid floor.

It is also thinner. A floating liquid screed in a home starts from about 35mm, against about 65mm for sand and cement. On a conversion inside an existing building, where floor to ceiling heights and door thresholds are fixed, that saving often decides the build-up.

Liquid screed is made in both calcium sulphate and cement based forms. They share the pumping method but differ in drying and in how they handle wet areas. For the calcium sulphate material and its grades, see the anhydrite screed page for Colchester. For a straight comparison of the two methods, read pumped and hand-laid floors compared.

Reaching Colchester rooms with the screed pump

The mixer lorry parks outside and the pump pushes the screed through a hose to the room. On most new estate plots there is a drive or frontage close to the door, which makes this quick. On an upper floor apartment or a conversion, the hose can run through a window or up a stairwell, as long as the route is protected and clear.

Before the pour, the room is sealed and checked. Edge strip goes round every wall and column, the membrane is lapped and taped so no screed can leak under the insulation, and any heating pipes are clipped firmly so they cannot lift. Doorways are dammed to stop the screed running into finished rooms.

For tight fit-out programmes, the choice of material matters as much as the method. Garrison conversions and new estate plots often run to tight fit-out programmes, and a cement based liquid or a quick drying screed may suit better than a standard mix.

Whatever the product, drying takes time: roughly a day per millimetre for the first 40mm, and slower after that, before flooring can go down.

FAQs

Liquid Screed in Colchester: your questions

Why do new Colchester homes use liquid screed instead of sand and cement?

It is quicker to lay across large floors, thinner, flatter and flows fully around heating pipes. On a new build with insulated floors and underfloor heating, those advantages add up. Sand and cement still has its place in wet rooms, garages and small awkward areas.

Is liquid screed as strong as a traditional screed?

For domestic and most commercial floors, yes. Calcium sulphate liquid screeds are made to specified strength grades, and cement based liquid screeds are also available. Both give a dense, even layer. For heavy industrial loads, a different specification may be needed.

How long before flooring can go on a liquid screed in a Stanway new build?

It depends on depth and conditions. Drying runs at roughly a day per millimetre for the first 40mm and slower after that, and the floor must pass a moisture test before any covering. Using the heating to force dry a calcium sulphate screed from about 7 days can shorten the wait.
