Rebuilding old floors near Hythe Quay and the High Street
A damp solid floor in an old cottage cannot simply be covered over. The old floor comes out, a membrane and insulation go in, and new screed is set to a height that suits the doors and the hearth. Sand and cement suits that work because it is mixed on site in small batches, carried into narrow rooms by barrow and compacted by hand against uneven old walls.
A floating cottage floor over insulation takes roughly 65mm of sand and cement; a shop or workshop floor needs 75mm. If a cottage cannot spare that much height, a thin layer of 25 to 40mm can be bonded straight onto a sound, well prepared slab, and the page on bonded screed sets out when that works.
Cracking is the main risk in a floating floor, particularly over insulation. Fibres can be added to the mix for around £1 to £3 per m² on published 2026 figures, and they help the screed resist shrinkage cracks as it dries.
Terraced housing makes up 22% of Maldon's homes, and on narrow terrace plots the hand-laid method has a practical edge: nothing larger than a mixer and a wheelbarrow needs to reach the back of the house. Trowelled or power floated, the surface ends up dense and true, and once dry it will take tiles, LVT or timber. If the finished floor still needs smoothing for a thin sheet material, our floor levelling in Maldon page covers the next step.
Wet rooms, garages and small Maldon jobs
Wet areas are where a cement floor stops being a choice. Showers, wet rooms and utility floors in Maldon get sand and cement because a calcium sulphate screed should never sit where water can linger. We can also lay it with a gentle slope towards the drain, so the shower water has somewhere to go.
Garage conversions are the other regular job. When a Maldon garage is converted into a living room, the old slab usually sits lower than the house and has no insulation. The fix is to build it up with insulation, a membrane and screed so the new room steps level into the hall. How that build-up goes together in a converted Maldon garage, from old slab to finished screed, is shown in our garage floor screed guide.
Hand-laid floors are slower to be ready. At about a day per millimetre up to 40mm and slower beyond, 65mm of sand and cement keeps you waiting longer than a thinner pumped floor would. If the fitter is already booked, a rapid drying additive can bring that date forward. Published 2026 prices give £18 to £25 a square metre for an ordinary mix, or £20 to £28 if you need it to dry fast.
