Preparing worn floors at Gorse Lane Industrial Estate
This is where Clacton's workshops and trade units are concentrated, close to the A120 and A12, and industrial floors like theirs are the kind grinding suits. A unit used as a workshop for years may carry painted walkways, oil stains on a sealed surface, a thin coating that has started to peel, or ridges where two bays of concrete were cast on different days. None of that gives a new layer anything sound to hold on to.
A floor grinder carries rotating diamond segments that cut away the top of the slab in thin passes. It flattens lips between bays and trowel marks, removes paint and adhesive, and opens the surface so a primer can soak in. What it leaves is clean, sound concrete, ready for levelling compound, a high strength screed overlay, new flooring, or a resin system laid by another contractor.
We are a contracting team, so we bring and run our own machines. We do not sell grinders, hire them out or supply diamond tooling, and resin or polished concrete finishes are outside the work we take on.
Where a coating is thick or the area is very large, shot blasting or scarifying may be quicker, and our floor preparation service covers those methods. Concrete that is cracked through or breaking up goes to concrete floor repair before any finish is planned. The intended finish sets how far the grinding needs to go, so mention it when asking for a price.
Garages, extensions and dust control in Clacton-on-Sea
At home, grinding usually solves a small, local problem, such as the join between an extension and the original house. Only 12% of Clacton's homes were built since 2000, so a new extension slab usually meets a floor laid decades earlier, and the two rarely finish at quite the same height. Grinding the high side down, then levelling across both, avoids a ramp under new tiles or boards.
Garages are another. One being turned into a room often has years of oil, paint spills and a dusty, weak top, and grinding back to firm concrete is the first step before insulation or a bonded screed. When carpet or vinyl is lifted in an older home, the black adhesive left behind can also be ground off rather than scraped for days.
There is a limit. Grinding takes off high spots; it does not lift low ones. A floor that slopes across the room or dips in the middle needs the high points ground and then compound or a screed laid over the whole area. Grinding a screed too deep can also leave it thinner than its minimum depth.
Concrete and screed contain silica, and cutting them makes fine respirable dust. We grind only with extraction connected, seal doorways and protect adjoining rooms.
