Grinding floors at Purdeys and Cherry Orchard Way units
Floors in trade and engineering units, like those on Purdeys Industrial Estate, collect paint, sealers, adhesive and wear over years of use. Off Cherry Orchard Way, plans for the Airport Business Park cover around one million square feet of offices, warehouses and hotel space. Floors built for heavy use like these need the slab surface prepared properly before a new finish or topping goes on.
Diamond grinding does that job. Heads fitted with diamond segments spin against the concrete and remove it in fine layers. A few passes take down ridges where bays meet, trowel marks and raised patches, and strip laitance, old floor paint, thin coatings and adhesive residue. The result is clean, open concrete with a surface the next material can grip.
On a newly built unit the job is usually lighter: a weak skin of laitance and the odd lip between pours. On an older unit changing tenant, there may be paint and years of glue to remove. Either way the floor ends up ready for levelling compound, a new screed, carpet tiles or vinyl, or a resin system laid by others. Resin and polished concrete are outside our work, and the grinders come with our crew; they are not for sale or hire.
Very large floors, or coatings too thick to grind economically, are often shot blasted or scarified instead; our floor preparation page covers those. Broken or spalled concrete is dealt with through our concrete floor repair service before any finish goes down.
Hawkwell extensions and older Rochford floors
When one of the older semis of Rochford or Hawkwell gains a single storey extension, the doorway between old and new is where grinding helps. The two floors were laid decades apart, so a small lip at the join is common. Grinding the high side down lets one run of flooring cross without a ridge.
Inside the house, lifting old carpet or vinyl often leaves patches of hard glue. A new adhesive or compound will not hold reliably on top of it, so it is ground off back to the screed.
Grinding has limits that are worth knowing before you book. It takes off high spots but cannot fill low ones, so a floor that dips across the room is ground at the peaks and then levelled with compound or rescreeded. Taking too much off a screed can leave it below its minimum depth.
Dust control is not optional. The fine dust that comes off a ground slab contains silica, which damages lungs. We grind only with extraction connected and seal off neighbouring rooms. Customers in Rayleigh needing floor grinding get the same approach.
