Grinding unit floors on Radford Way and Lake Meadows
The town's industry is gathered along Radford Way near the station, where Lake Meadows Business Park also sits. A refit on a unit there can start with a floor that has history. Carpet tile adhesive sits in a tacky film, a previous occupier may have painted the slab, and a floor poured in bays can have small lips where one bay finished slightly higher than the next.
Diamond grinding deals with all of that. Diamond segments set into spinning heads shave the surface off a slab or screed a fraction at a time, removing residue, paint, thin coatings, trowel marks and raised edges. What is left is a clean, open, sound surface, which a primer, a levelling compound, a new screed or a resin system laid by a specialist all need in order to bond.
Grinding has a limit worth knowing before you plan a refit. It takes down local high points; it does not correct a floor that falls or dips across a large area. In that case we grind the high spots first and then bring the floor up with compound or screed, and the Billericay floor levelling page explains that second step. Large areas carrying thick coatings may suit shot blasting or scarifying instead, covered under floor preparation and shot blasting.
We are a contractor, so the grinding is done by our own team as part of the job. We do not hire out grinders or sell diamond tooling. Nor do we lay resin or polished concrete finishes.
Dust, garages and extension joins in Billericay homes
Concrete, screed and tiles all contain silica, and cutting them releases respirable crystalline silica dust, which is harmful to breathe. The grinder always runs with dust extraction connected, and we seal doorways with sheeting and keep the work area closed off from the rest of the house or unit.
In homes the jobs are smaller but follow the same rules. An attached garage being turned into a room may have an oil stained slab with a painted finish that a new screed or membrane will not stick to. On an extended semi or detached house, the joint where the new slab meets the old one can leave a raised lip that needs taking down before the floors are levelled together.
Lifting old carpet or vinyl in a house from the post war decades often uncovers dark, patchy glue. Grinding removes it back to sound concrete. Only 7% of Billericay's homes were built since 2000, so most floors here are older slabs, many of which will have had coverings stuck down and lifted over the years.
One caution on screeds: every pass takes material away, and an over-ground screed can end up below the depth it needs. We measure first. Where the slab is cracked or crumbling, repairs to the concrete come before any grinding. Floors a little further away are covered through floor grinding in Rayleigh.
