Grinding industrial floors at Burnt Mills and Cranes Farm Road
Burnt Mills Industrial Estate lies north east of the town centre, and Cranes Farm Road is home to the CNH tractor plant. Warehouse and factory floors in areas like these take heavy traffic, and when a unit is refitted the old surface often has to come off before anything new can go down.
A grinder does that by spinning diamond segments against the slab and removing the surface a thin layer at a time. It takes off worn paint and line markings, thin coatings, ridges where bays meet, and the weak laitance on a newer pour. The result is open, sound concrete that a heavy duty screed, a levelling compound or a resin system laid by a specialist can bond to. We carry out the preparation; resin and polished concrete are outside what we do.
Where a slab is cracked or broken rather than just worn, grinding alone will not put it right, and concrete floor repair is the service to look at.
On a large open warehouse floor or under a thick coating, shot blasting or scarifying can be quicker, and our floor preparation service explains how we choose between them.
Dust has to be controlled throughout. Concrete and screed contain silica, and grinding produces fine silica dust that must not be breathed, so our machines run only with extraction connected. In a working factory we screen off the area and agree times so production nearby can carry on. Our grinders and tooling stay with our crew; they are not sold or hired.
Unit refits and new town extensions in Basildon
When a unit at Festival Business Park by the A127, Pipps Hill or Southfields Business Park is refitted, lifting the old carpet tiles or vinyl can leave adhesive over the whole floor, and new flooring will not bond reliably to it. Grinding cuts the residue back to clean concrete or screed, ready for priming and a levelling coat if the floor needs one; our Basildon floor levelling page covers that next step.
Houses raise smaller versions of the same problem. Rear extensions on new town terraces need to meet an existing concrete slab, and where the joint finishes with a small lip, grinding brings the high side down. Semis, 19% of the town's homes, can need the same treatment where an extension has been added.
Grinding has limits worth knowing. It takes down local bumps but cannot correct a slab that has settled into a dip or falls across the room; for that we grind the high points and then level or screed. We also measure before grinding a screed, because cutting too deep can leave it below its minimum thickness.
Garages being converted are another use: paint and oil need to come off the old floor before a screed goes on, as our guide to converting a garage floor explains.
