Rayleigh extensions, garage conversions and open-plan kitchens
Census 2021 counted 32,383 people in the Rayleigh built-up area, and most of them live in semis and detached houses rather than flats or terraces. Those houses drive steady demand for three kinds of floor.
Top of the list in Rayleigh is the back extension. A new room needs a floor built up from the slab with insulation and screed so that it finishes level with the existing kitchen. Over a large, open extension, liquid screed in Rayleigh is pumped in and levels itself; over a small one, hand-laid sand and cement often makes more sense.
The second is the garage conversion. The garage slab usually sits lower than the house, without insulation, so the build-up has to fill that gap and keep the new room warm. Traditional sand and cement screed for Rayleigh homes is the usual material for that, and our garage conversion floor guide sets out the layers.
The third is the open-plan kitchen. Knocking through two rooms leaves two floors at different heights, sometimes with a strip of old wall footing between them. Where the difference is small, levelling compound can bring the surfaces together; where it is larger, the floor is broken out and screeded as one.
Where owners add underfloor heating to any of these, a liquid screed over insulation keeps the build-up shallow, and the heated floor screed page explains the pipe cover and the heat-up.

New homes, Brook Road units and timing a Rayleigh pour
Not every Rayleigh floor sits in an older house. The council allocated Land North of London Road for around 550 homes, with Countryside Properties as developer, and new build screeding there is mainly laid over heating pipes during construction. On a site like that the pour is booked into the build programme, after the plots are watertight and the pipes are in, and the specification sets the product.
On the commercial side, Brook Road Industrial Estate, south of the town with access to the A127, is one of Rayleigh's two protected employment sites. Warehouse and light industrial floors there can take high strength screeds or repairs, planned around the tenant's operations.
For a house, timing is simpler but still matters. You can tread on a pumped floor a day or two after it goes in, but it is a different story for carpet or tiles: allow around a millimetre a day for the first 40mm of depth and longer for anything thicker. A kitchen fitter booked for the week after the pour will usually be too early. Think about parking too, because the mixer and pump will sit on your drive or out on the road, and we settle where before the day.
