Where a Rayleigh extension meets the original floor
Extending a house almost always leaves a join. The new floor is laid flat and to a planned level, while the original floor next to it may have settled slightly, been patched over the years or never have been quite level. Lay a single run of LVT or large tiles across that join and every ridge will show.
Self levelling compound fixes this. Most products go on somewhere between 2mm and 10mm, a few can be laid thicker, and as it spreads it settles into a smooth skin that ties old and new together. The flooring can then run from room to room with no step at the doorway.
To judge flatness, BS 8204 uses a 2m straightedge and looks at the largest gap underneath. The tightest class, SR1, permits 3mm; SR2 stretches to 5mm and SR3 to 10mm. Thin sheet floors often ask for SR1, so the covering you pick for your Rayleigh kitchen decides how flat we aim for.
Priming comes first. After cleaning, the base gets a primer to suit what it is: concrete, sand and cement, calcium sulphate or the remains of old adhesive. When compound comes away from a floor, a mismatched primer is normally to blame.
There are floors that compound cannot save. Pouring it thick to patch up a floor that really wants new screed tends to end in cracks and lifting. A hollow or crumbling base needs fresh screed to last, usually through our sand and cement screed service in Rayleigh. For a few millimetres over boards or old tiles, latex screed is another option.
Level bases for Brook Road Industrial Estate refits
Brook Road Industrial Estate, south of Rayleigh with access to the A127, is one of the town's two protected employment sites. When a warehouse or light industrial unit there is refitted with a new floor finish, the old slab often falls short of the flatness that finish needs.
The process follows the same steps as at home, on a larger scale. Worn areas, high spots, old paint and adhesive are dealt with first, and our concrete floor grinding and concrete floor repair services prepare the base. The surface is then primed and a levelling compound is laid to bring it within SR1 or SR2, ready for vinyl, LVT or carpet tiles.
On Brook Road we use quick setting compounds, so a unit's flooring team is not left waiting long to start. The area being levelled has to be empty and closed while the work is done, so larger units are often phased zone by zone, keeping part of the business running. Where a warehouse floor needs to take heavy loads rather than a new finish, a high strength screed or repair may suit better than compound.
