Levelling converted flats in Southend-on-Sea
Converted flats account for 14% of Southend-on-Sea's homes, and they often sit over the original timber joists of an older house. New flooring there tends to show every fault. Boards that dip between joists, old repairs and changes in level between rooms all telegraph through LVT and sheet vinyl, and the build-up may also need an acoustic layer for the flat below.
Compound cannot be poured straight onto loose boards. A timber floor is first made rigid and overlaid with a suitable board, then primed and levelled with a product rated for that base. On solid floors the sequence is simpler: repair, prime to suit the base, and pour. Most compound goes down between about 2mm and around 10mm, a few products deeper, and it cures smooth and takes the finish well before any screed could.
What we aim for is a BS 8204 flatness class, measured with a 2m straightedge. SR1 allows 3mm and is what many thin sheet finishes demand; SR2 allows 5mm, and SR3 10mm.
Joins between old and new work need the same treatment. Where an inter-war semi has been extended, the new floor often meets the original with a step, and compound can blend it out so a single finish carries across. For older solid floors that need work first, see floor preparation, and for thin toppings, latex screed.
Unit and office refits north of Southend-on-Sea centre
Commercial refits run to tight dates. Industrial work in Southend-on-Sea clusters north of the centre: Temple Farm Industrial Estate near the A127 mixes light industrial and warehouse units, while the Airport Business Park beside London Southend Airport, and the planned Saxon Business Park north of Aviation Way Industrial Estate, add newer industrial and office space. When a unit or office changes hands, the incoming tenant usually wants a flat floor for carpet tiles, vinyl or a showroom finish with little downtime.
The first step is often removal: old adhesive, paint or coatings have to come off so the primer and compound can bond. Concrete floor grinding handles that. Then a fast drying compound goes down over the correct primer, keeping the programme moving.
Compound does not fix a failing floor. A slab or screed that is cracked, hollow or tens of millimetres off level needs replacing with new screed, because compound poured deep over it can crack and come unstuck. On large new floors at the business parks, commercial screeding covers full pours and high strength screeds. For a levelling job outside the city, see floor levelling in Basildon.
