Tilbury's housing eras and the floors they need
Census 2021 counted 14,187 people in the Tilbury built-up area. The town was created in the late nineteenth century on land that had been part of Chadwell St Mary parish, after the docks were dug, and its homes were added in waves after that: the inter-war years, the post-war decades, the 1970s and 1980s, and a smaller run of recent building.
Each wave leaves a different floor. A worn kitchen floor in an older terrace often sits on a solid slab that has cracked or dropped. If the damage is shallow, levelling the existing floor is quicker and cheaper than replacing it. Where the slab itself has given up, we dig it out and start again: insulation, a membrane, then sand and cement trowelled by hand on top.
A small rear extension needs its screed set to the exact height of the house floor. For an open room that is usually a pumped liquid screed, walkable within 24 to 48 hours, and if heating pipes go under it, the details on the underfloor heating screed page apply.
Renewal has reshaped parts of the town too. The 1960s Broadway Estate was regenerated through an assisted self-build programme, and newer council-led schemes such as St Chad's and Beaconsfield Place have followed. On council-led builds like those, insulation is usually laid with a liquid screed straight over it, and if the drawings name calcium sulphate, the Tilbury anhydrite page covers what follows.

Planning a pour on a Tilbury street
A kitchen floor or a small extension is usually one or two rooms, so the plan is simple, but the order still matters. The room should be weathertight and plastered, any pipes tested and the old floor removed before the screed date. After the pour, allow drying time before the kitchen fitter or flooring layer comes back. Book them once the screed date is fixed, not before.
On terraced streets, access is the main practical question. When we pump, the lorry parks where its hose can get to your front door, and in a terrace with no way round the back, that hose comes along the hall. If your street has yellow lines, permit bays or a tight pavement, mention it with your enquiry. For a very small room, mixing on site by hand avoids the pump altogether.
Flats need their own checks. Where a block is being refurbished, the managing agent may set working hours and delivery rules, and a thin latex or self-levelling finish can bring existing floors back to tolerance without adding much height.
Industrial floors at the Port of Tilbury, Tilbury2, London Distribution Park and the units on Hume Avenue are a different trade, covered by our commercial screeding service.
