Chatham's three housing groups and their floors
Census 2021 recorded 76,956 people in the Chatham built-up area. Terraced houses make up 41% of its homes, and the Victorian terraces between the High Street and Luton are among them.
Those Victorian terraces are classic renovation stock. Their ground floors are often suspended timber or solid floors with no damp protection, and the usual moment to deal with them is when a kitchen or rear extension goes in. Out comes the old floor, in goes an insulated slab topped with a sand and cement screed laid by hand, which is easier than pumping in those small rooms and tight hallways.
The Walderslade estates, including the Davis Estate, Wayfield and Weedswood, grew mostly after the Second World War. Houses there lend themselves to extensions and garage conversions, and a wide new floor over insulation is the natural home for pumped liquid screed in Chatham. If that new room is heated, screed for underfloor heating explains the pipe cover and the heat-up.
At Chatham Maritime, on former dockyard land at St Mary's Island, the housing is newer. Floors there are more likely to need a repair or a skim of compound before new flooring than a full new screed, which is the job of floor levelling. Where a new block or plot names a calcium sulphate grade, that material has its own checks on laitance and moisture.

Planning a screed pour around a Chatham build
Nothing should be screeded until the house is sealed against the weather. Windows, doors and roof need to be in, the insulation and membrane laid, and any heating pipes fitted and pressure tested. Book the screed date once those are fixed, and leave drying time before the flooring fitter arrives: roughly a day per millimetre for the first 40mm.
Access is the next question. A liquid pour needs a mixer or pump parked close enough for the hose to reach the room, so we ask about parking on terraced streets and estate roads before we price. Chatham sits in a valley where the North Downs meet the River Medway, so tell us about any steps or slopes between the road and the door. Sand and cement is wheeled in by barrow and copes with tight access, at the cost of more time on a big floor.
Postcodes here include ME4, ME5 and ME7, and we cover Brompton, Luton and Walderslade as well as the town centre and Capstone Valley. Retail units around the Pentagon Shopping Centre and workshop floors are priced under commercial screeding.
