Workshops off the A225 and Sevenoaks shops
Industrial floors north of Sevenoaks along the A225 tend to carry years of history. A trade unit or workshop changing tenant may have painted walkway lines, patches of old coating, oil staining and adhesive where offices once stood. None of that will hold a new levelling compound or screed reliably, so it comes off first.
Each pass of the diamond grinder shaves a fraction off the surface. It takes ridges and trowel marks down, removes lips where concrete bays meet, and opens up the surface so a primer can soak in. On a shop floor in the Bligh's development, added in 2002, or a unit on the High Street, the usual targets are tile adhesive and the remains of the last fit-out. Shopfitters work to fixed opening dates, so grinding should be the first trade booked, ahead of levelling for the new shop floor.
We are a screeding contractor, so grinding is preparation for our own work or for the next trade. Grinders and diamond tooling are not something we sell or rent out, and resin or polished concrete floors are outside our work; if a resin floor is planned, the installer can name the surface profile they need and we grind to it. For thick coatings across a large unit, shot blasting through our floor preparation team is often quicker.
Grinding house floors in Sevenoaks safely
In a Sevenoaks house, grinding typically follows a lifted floor covering. Take up old vinyl or carpet glued to concrete and an adhesive film is left behind. New primers and compounds can react with it or fail to grip, so it is ground back to clean concrete. A garage being turned into a room gets the same treatment where paint and oil sit on the slab, as does the line where a new extension slab meets the original house floor and leaves a lip.
Only 13% of Sevenoaks homes were built from 2000 onwards, so most house floors here sit on older slabs, where earlier coverings are more likely to have left residue.
Grinding has limits. It takes down high spots, but where a whole room falls or sags, the floor needs the high points ground and then compound or a new screed to fill the lows. Grind a screed too hard and too little of it is left to do its job, so we measure before starting.
Dust is the other concern. Cutting into cement based materials and tiles throws up fine silica dust that is harmful to breathe. We grind only with extraction attached, sheet off doorways and protect the rest of the house. Where cracks or broken patches appear once the surface is clean, concrete floor repair puts them right.
