Where pumped screed pays off in Sevenoaks
Liquid screed is at its most useful when the floor is large and uninterrupted. An open-plan kitchen and dining room across the back of a detached house, a converted basement, or a ground floor refurbished in one go all give the screed room to flow out and find its own level. Shrinkage is low, so the back of a big Sevenoaks house can be screeded with far fewer movement joints than hand laying needs, which helps when the plan is large format tiles or long timber boards.
Then there are flats, 20% of Sevenoaks homes. Upstairs, a hose snaking up the communal stairs saves carrying the mix up flight after flight by barrow.
Newer building is the third case. Homes built since 2000 make up 13% of the town, and new houses and apartment schemes are often designed with insulated floors ready for a flowing screed.
Depth is a practical advantage too. Thickness helps as well: over insulation in a house, about 35mm of liquid screed does what sand and cement needs about 65mm to do, so a basement with little headroom, or a new floor meeting an old threshold, gains back that difference.
Liquid screed comes either as calcium sulphate or with a cement binder. If your drawings name a calcium sulphate grade, our anhydrite and flow screed notes deal with that material, and a side by side look at liquid and sand and cement helps if you are still choosing.
Getting the hose into a Sevenoaks home
The pump and mixer never come indoors; a hose links them to the room via the nearest door. On a detached plot with a drive, the kit can usually stand a few metres from the house. On town centre streets near the High Street, or on a terrace with no off-road space, the mixer may need to stand on the road, so tell us about yellow lines, permits, gates or shared drives when you ask for a price.
On the day, we expect edge strip fixed round each wall, the insulation sheeted with a membrane whose joints are taped, and a dam fitted at every doorway. We look over those layers when we arrive, and if your builder has left them out, our insulation and membranes team can put them in.
Light foot traffic after a day or two is one thing, but laying stone or timber is another. Allow around one day for each millimetre while the first 40mm dries out, and longer per millimetre beyond that depth. For stone or engineered timber, a moisture test before laying is worth the wait. Our drying times explainer walks through the arithmetic behind that.
