Old and new floors meeting in Crowborough extensions
Extend or knock through a detached Crowborough house built between the 1960s and 1990s and you are left with two floors that have to meet. The new slab or screed is laid to match the existing room, but the old floor is rarely dead flat, and the line where the external wall stood can finish a few millimetres high on one side. Under tiles or LVT that ridge shows and wears.
Grinding is the simplest way to take it down. A machine carrying diamond segments spins against the surface and removes it in very thin layers, so we can feather a lip away gradually and check it with a straightedge as we go. The same pass takes off trowel marks, laitance and any splashes of plaster or mortar left by the build.
Garage conversions bring painted or coated slabs. Floor paint and thin coatings have to come off before primer, membrane or screed will bond, and grinding strips them back to bare concrete. Our garage floor screed guide shows what goes on afterwards.
Older floors in the house have their own problem. Once old carpet or vinyl is lifted, the adhesive beneath can stop a new compound bonding. Grinding removes it and opens the surface.
Grinding cannot rescue a floor that slopes or dips across the whole room. Where that happens we take the high spots off and level the remainder with compound or a new screed, and we keep an eye on depth, because grinding a screed too far can leave it thinner than its safe minimum.
Unit floors at Farningham Road and Wealden Business Park
Farningham Road Industrial Estate sits within Wealden Business Park, beside the station in the south east of town, on land that was once Crowborough Brickworks. The estate has around 41 units, and a business moving into one may want a coating, a vinyl office floor or simply a clean slab to work on.
For older units, grinding is usually the first job: off come worn paint, old line markings, adhesive and loose laitance, leaving sound concrete. Where the next finish is resin, the specialist who lays it gets a properly keyed surface from us. Where it is a smooth latex base for vinyl or a levelling coat, those bond better too.
A newer slab, such as those in the eight highly insulated units Wealden District Council has built on the estate, needs a lighter touch: grinding there is for lips between bays or laitance rather than old coatings.
We grind with extraction attached at all times, because concrete dust carries silica that is harmful to breathe, and we sheet off offices or adjoining areas still in use. Large areas or thick coatings can be faster by shot blasting, covered by our floor preparation service.
