Grinding Haywards Heath office and industrial unit floors
Later office development turned Haywards Heath into a regional or national base for a number of national companies and government agencies. When one of those offices is stripped for a new tenant, lifting the carpet tiles can reveal tackifier, old tile adhesive and sometimes painted markings. None of that gives fresh compound or a new finish a reliable surface to hold on to.
Grinding clears it. A machine with rotating diamond segments shaves the top of the slab away in thin layers, while a vacuum fixed around the head draws the dust off as it is made. We repeat passes until the surface is clean, open and sound. The same process takes down ridges where screed bays meet, old trowel marks and the weak, dusty laitance that some screeds carry.
The industrial units are a separate case. Floors in use since those estates went up may hold years of floor paint, thin coatings or residues from earlier occupiers, and grinding lifts thin layers like these without wetting the floor. Where a coating is thick or the area very large, shot blasting or scarifying is usually quicker; both are covered on our floor preparation page.
On an office floor that is partly occupied, the rest of the building has to be protected. We screen off the work area, keep doors shut and seal around services before a machine starts. Afterwards the floor is vacuumed and checked, ready for compound to bring it flat or for the flooring contractor.
Bolnore Village extensions where new slab meets old
Building at Bolnore Village began in 2002. Extensions to homes there, and to other houses from the past twenty years, have to tie into the existing floors. Where an extension slab or screed meets the original floor there is often a lip of a few millimetres, or a raised edge along a bay joint. Grinding takes the high side down so the join is flush before a continuous finish runs across.
Grinding has limits worth knowing before you book. It removes local high points; it cannot flatten a floor that slopes or sags across a room, because that would mean cutting deep everywhere. Taking too much off can also leave a screed thinner than its safe minimum. Where a floor is out over a wide area, we grind the high points and then level or rescreed.
Silica is the other issue. Concrete, screed and tiles all contain it, and cutting them releases fine dust that is harmful to breathe, so every grinder we use runs with extraction. Semi-detached houses make up 27% of the town's homes, and a garage being converted on any house may need old paint or oil stained concrete ground off first.
We grind as a contractor only. We do not hire or sell grinders or diamond tooling, and resin and polished concrete are laid by others. Crawley is about 9 miles away, and concrete floor grinding in Crawley has its own page.
