Grinding older unit slabs at Bellbrook and Ridgewood
A unit that has changed hands several times collects something from each occupier: line paint, sealer, carpet tile glue, a patched trench. Bellbrook also has some office space at its western end, and office floors usually get carpet tiles or vinyl, which need a smooth base. Ridgewood, the town's other main industrial area, raises the same questions whenever a unit is refitted.
Diamond grinding deals with all of that. Heads set with diamond segments rotate against the slab and remove the surface in thin passes. Ridges, trowel marks and steps between neighbouring bays come down, and paint, sealers, thin coatings and adhesive residue are cut away. Weak laitance goes with them, leaving firm concrete that primer can soak into. Each pass is checked before the next, so no more is taken off than the job needs.
Grinding is preparation for a next step, so it is matched to it. Smoothing compound for an office needs a clean, open surface. A new high strength screed for a workshop needs any weak top removed. A resin floor laid by a specialist needs the surface texture they specify. Resin and polished concrete are outside our work, but the slab can be ground ready for the firm that lays them.
On a very large floor or under a thick coating, shot blasting or scarifying may get through it faster than grinding, and our floor preparation service covers both.
Garage conversions and extension joins in Uckfield homes
Kitchen extensions and garage conversions are typical on Uckfield's 1970s to 1990s estates, and both can leave a floor that needs grinding before anything goes on.
A garage slab has usually lived a hard life. Oil, paint and tyre marks sit on the surface, and new insulation, membrane or a bonded layer will not perform properly over them. Grinding opens the concrete back up, and our garage conversion screed guide shows the layers that follow.
Where an extension meets the house, the new slab can finish a few millimetres high. Grinding that lip often lets the floor be finished with compound instead of being raised throughout.
Grinding does have a ceiling. It removes high spots; it does not lift low ones. A floor that slopes or dips across a room needs levelling compound or a new screed after the high spots are ground, and grinding too hard on a screed can leave it thinner than its minimum depth.
Silica is the other consideration. Concrete, screed and tile all contain it, and cutting them produces fine dust that can be breathed deep into the lungs. We grind only with extraction running and screen off adjoining rooms. We are not a hire shop either: the team brings and operates its own grinders and diamond tooling, and none are sold or hired out.
