Unit floors on Avis Way and Eastside Business Park
A grinder works by spinning diamond segments against the floor and shaving it away in very thin passes. That makes it the right tool for the surface problems a unit floor collects: painted walkways and line markings, a thin worn coating, ridges left by a power trowel, or the glue that holds carpet tiles in an office area. Each pass opens up the concrete so that whatever goes on next has something sound to bond to.
Eastside Business Park, which sits in the Enterprise Zone alongside the Avis Way Industrial Estate, gained its light industrial and warehouse units in phases from 2017. Smaller workshops at Denton Island Business Park, around the Basepoint enterprise centre, raise the same questions on a smaller scale. A tenant may want a resin finish from a specialist, a smoother base for vinyl in a trade counter, or a screed topping; in each case the grinding comes first.
Grinding also removes laitance, the weak, powdery layer that can form on top of a new slab or screed. Left in place, it lets levelling compound peel away, and our Newhaven floor levelling page picks up the work from there.
For a whole warehouse floor or a thick coating, grinding may not be the quickest method. Shot blasting and scarifying cover large areas and heavy build ups faster, and our floor preparation service compares them. We are a contracting team, so the machines come with our crew; they are never sold or hired out.
Extension joins in Denton and Mount Pleasant
Semis are 31% of Newhaven's homes, and the ones in Denton and Mount Pleasant lend themselves to rear extensions. Where a new extension slab meets the old kitchen floor, the join is rarely perfect. A small lip or a raised strip along the joint will show through new tiles or LVT, and grinding it down is often quicker and cleaner than building the whole floor up.
There is a limit. Grinding removes local high spots; it cannot correct a floor that falls across the room or sinks in a broad hollow. In that case we grind the high points and then level or screed the rest. We also measure before cutting into a screed, because taking too much off can leave it below the minimum depth it needs.
Garage floors anywhere in town raise a different issue. An old garage floor often carries paint, oil stains and a dusty surface, all of which stop a new screed from bonding, and our garage conversion screed guide sets out the layers that follow.
Dust is the serious part. Concrete and screed contain silica, and cutting them releases fine silica dust that is harmful to breathe. No grinder of ours runs without extraction connected; we also seal off the rest of the house and keep the work area closed until it is cleaned.
