Screeding in Newhaven

Newhaven's floors fall into three broad groups: Victorian terraces near the town centre and harbour, semis in Denton and Mount Pleasant, and newer homes at West Quay, August Fields and Safford Park. Each needs a different kind of work. K & B Screeding handles all three in Newhaven, pouring liquid or anhydrite, hand-laying sand and cement, screeding over heating pipes and flattening floors ready for new coverings. Our Slough base is about 59.2 miles away in a straight line, and the price is settled before we start and then stays put.

Three kinds of Newhaven floor, three different jobs

The Census 2021 figure for the Newhaven built-up area is 12,857 people, and the homes they live in span every period, from the harbour town that grew in the Middle Ages to schemes finished in the last few years. Choosing a screed starts with which group a house falls into.

Older houses first. Homes built before 1919 make up 22% of the town, and Victorian terraces near the centre and the harbour tend to have tired solid floors with no membrane. Renovating one usually means a full dig out and an insulated screed. Tight rooms and small areas like those are the natural territory of hand-laid sand and cement screed for Newhaven renovations.

The Denton and Mount Pleasant semis are the houses most likely to grow a rear extension. A new extension joined to an open-plan kitchen gives a wide floor that suits a pumped liquid screed, poured in a day and walkable within 24 to 48 hours.

Then the newer homes. Flats and houses at West Quay and Safford Park, the scheme on the former Parker Pen site, are more likely to need a latex or self levelling layer before new flooring than a full screed replacement. That is covered on our floor levelling page, and it usually costs far less than taking a floor up.

Harbour Heights is covered too; there, as everywhere, we look at the floor before recommending anything.

Business floors across the Newhaven Enterprise Zone

Over 360 businesses operate in Newhaven, and the Newhaven Enterprise Zone, launched in 2017 across about 79 hectares, is adding employment space on the east side of the river. New units, workshops and offices all need a floor ready for their finishes.

The zone includes the Avis Way Industrial Estate, at about 26.7 hectares, and Eastside Business Park, where 26 light industrial and warehouse units were built in phases from 2017. Denton Island Business Park, centred on the Basepoint enterprise centre, adds smaller workshops. Units of these kinds can need a warehouse slab made flat for a new finish, an office levelled before carpet tiles, or a fit out that needs a fresh screed.

Commercial screeds run deeper than domestic ones: typically 75mm for a floating sand and cement screed and 40mm for a floating liquid screed. For offices and larger open floors, a calcium sulphate screed to a stated grade may be specified, and our page on anhydrite flow screed in Newhaven explains the grades, laitance and moisture testing. Resin, polished concrete and structural power floated slabs are outside our work, so a unit that needs one of those should go to a specialist. For the rest, see our commercial screeding service.

FAQs

Screeding in Newhaven: your questions

When should the screed go in on a Newhaven extension?

Book it for after the roof is on and the windows are in, so the extension is weathertight, but before the kitchen fitter and the flooring arrive. Leave time in the plan for drying, not just pouring: allow about one day for every millimetre of the first 40mm, and longer for anything deeper. You can walk on a liquid floor after 24 to 48 hours, yet tiles and wood have to wait until a moisture test says the screed is ready.

Where does the screed lorry park for a Newhaven terrace?

As close to the front door as it can safely stand. A liquid screed mixer and pump stay at the kerb for a few hours while the hose runs through the house, so we agree the route and the parking with you before the day. Sand and cement needs space for materials but no large vehicle waiting outside.

Which Newhaven areas and postcodes do you cover?

The whole town, including Denton, Mount Pleasant, Harbour Heights, the town centre and harbour streets, and the newer homes at West Quay, August Fields and Safford Park. Postcodes here include BN9 and BN10. Business units on Avis Way, at Eastside and on Denton Island are covered as well.
