Which screed suits which Bexhill-on-Sea home
Bexhill-on-Sea grew in layers. It began as a hilltop village, now the Old Town, before the 7th Earl De La Warr turned it into a resort in the late nineteenth century, and the post-war decades then added a great many detached houses and bungalows. Each layer brings a different floor.
Those post-war bungalows and detached houses are where the building out happens. Push the kitchen into the back garden, add a garden room or take out the wall between two rooms, and the new floor has to finish flush with the old slab so nobody trips at the doorway. If the result is one big open space, pumped liquid screed finds its own level right across it, and you can walk on it a day or two (24 to 48 hours) after the pour. In a narrow galley, or where the floor must meet several different heights, hand-laid sand and cement in Bexhill-on-Sea gives the screeder more control.
Then there are the flats: 33% of Bexhill's homes are flats of some sort, in blocks or in split houses. In the big old houses divided into flats, upstairs floors may want an acoustic screed on a resilient layer so neighbours hear less of each other. Downstairs, the floor might be Victorian suspended timber, or solid with no membrane under it, and either has to be insulated before a screed goes near it.
Planning a heated floor? Pipe cover and a gentle first warm-up decide how it performs, far more than the name on the manifold, so look at screeding over wet underfloor heating before ordering. If your drawings call for a particular calcium sulphate grade, that is dealt with on the anhydrite flow screed page.

Access, timing and commercial floors around Bexhill-on-Sea
Plan the screed as a fixed point in the build. Before we pour, the glazing and outside doors need to be fitted, the wet plastering done and any heating pipework pressure tested. Screed gives up its moisture slowly, at around one day for each millimetre of thickness up to 40mm and more slowly below that, so a deep sand and cement floor can keep the tiler waiting for weeks. Pencil in the screed as soon as the roof goes on and that wait is built into the programme.
A pumped pour needs somewhere for the mixer and pump to park where the hose can reach your front door. A Bexhill bungalow with its own drive usually makes that simple. An upstairs flat in a converted house, or a road where parking is tight, is worth mentioning when you first get in touch so we can settle where the pump goes ahead of the day.
Away from the houses, Bexhill's business floors are a separate job. Beeching Road is the town's main warehousing area, with 1960s terraces of units and car showrooms, and six of those units became the Beeching Road Studios creative hub after Rother District Council bought them in 2018. North of the town, the Bexhill to Hastings link road, opened in 2016, freed up land for Bexhill Enterprise Park North, where new light industrial shells need floors laid and levelled. Our commercial screeding service covers that kind of work, and existing floors that are merely uneven may only need self levelling compound.
