Self Levelling Screed and Floor Levelling in Bexhill-on-Sea

Where a Bexhill-on-Sea screed or concrete floor is uneven, we bring it level with self levelling compound so LVT, vinyl, large tiles and engineered wood can sit flat. Joins are the weak spot: so many post-war houses here gain extensions that the line where an old floor meets a new one is often the first place a thin finish shows a ridge. Compound, usually about 2mm to 10mm, smooths those joins and the dips around them.

Levelling old and new floors in Bexhill-on-Sea homes

Thin floor finishes are unforgiving. Lay LVT or sheet vinyl on a poor floor and every dip and ridge shows through, while big format tiles will rock if the floor is a few millimetres out. BS 8204 lays a 2m straightedge on the floor and reads the gap: SR1 permits 3mm, SR2 permits 5mm, SR3 permits 10mm. Sheet vinyl and similar thin finishes commonly insist on SR1.

In a house with a rear extension, the new screed and the old floor rarely meet perfectly. There may be a lip at the old external wall line, a slope in the original room and patches where old tiles were taken up. A self levelling compound, poured after the right primer, fills the low spots and feathers over the join so the whole floor reads as one.

Converted flats bring a different base. Converted flats make up 10% of Bexhill-on-Sea's homes, and on their ground floors the finish may sit on old solid concrete, earlier screed patches or a mix of both. Each base needs its own primer, and a dusty or weak surface may need floor preparation such as grinding before any compound goes down.

Compound has its limits. On a cracked, hollow or damp floor, or one that is more than about 10mm out, a thick pour can split and lift. In that case the honest answer is a new screed; see sand and cement screed in Bexhill-on-Sea for a relaid floor.

Shop and unit refits on Beeching Road and beyond

Commercial refits in Bexhill-on-Sea bring their own timetable. When a tenant changes in one of the 1960s units on Beeching Road, or a showroom there is refitted, the old floor often carries adhesive, paint and years of wear. Before a new vinyl, carpet tile or LVT goes down, the surface has to be cleaned back, repaired and brought flat.

The Beeching Road Studios, created in six units the council bought in 2018, show how these buildings take on new uses, and a change of use usually means a change of floor finish. Newer space is arriving too. Bexhill Enterprise Park North, off the link road, has a first phase of around 84,000 sq ft of light industrial units, and fit-out in a new shell often starts with levelling before the tenant's flooring.

For shops and offices, the programme is usually the main concern. Quick drying compounds mean a Beeching Road unit can be levelled and passed back to the flooring contractor without holding up the fit-out. Worn or damaged concrete may need concrete floor repair first, and larger new floors fall under commercial screeding.

FAQs

Floor Levelling in Bexhill-on-Sea: your questions

How thick can self levelling compound go on a Bexhill-on-Sea floor?

Compounds are normally laid at roughly 2mm to 10mm, and some products will go thicker. That covers typical dips, joins and old adhesive patches. Beyond that, or on a floor that is cracked or hollow, a thick layer of compound is liable to crack and lose its bond, so a new screed is the better fix.

What flatness does LVT need?

SR1 is what a lot of LVT and thin sheet finishes ask for: nowhere more than 3mm under a 2m straightedge. SR2 tolerates 5mm and is fine for many tiled and carpeted floors. A straightedge check shows whether a skim of compound or a fuller levelling job is needed in your Bexhill-on-Sea room.

Do I need to prime a floor before levelling compound?

Yes. The primer controls how the compound bonds and stops it drying too fast into a porous base. Each base takes its own primer: what works on a sand and cement screed is not what goes on dense concrete or on calcium sulphate that has been sanded. Choosing the correct one for the base is part of the job, and it is one reason professional levelling lasts longer than a rushed patch.
